Assistant Construction Project Manager
ASSISTANT CONSTRUCTION PROJECT MANAGER Real estate development, investment, and management company seeks an Assistant Construction Project Manager to support the Construction Project Manager in ensuring that tenant improvement and ground-up construction projects are completed on time, within budget and on schedule. Key Responsibility Areas - Ensure company procedures and standards are maintained - Review drawings, budget, schedules, and other project-related matters with Construction Project Manager - Coordinate, schedule and participate in onsite meetings with subcontractors, consultants, agency and utility personnel - Attend construction meetings, document responsibilities and action items, follow-up to confirm performance - Visit properties under construction as needed to ensure compliance with schedule and quality - Perform punch list inspections and manage completion - Monitor project budgets, schedules, completion and reconcile and close contracts at completion - Manage project closeout and obtain all required warranties - Understand and obtain Certificates of Insurance for General Contractors - Understand and obtain contract documents including Conditional and Unconditional Waiver and Release documents - Assume responsibility for special projects, assigned by manager - Manage and upload electronic project files - Monitor construction partner's compliance with scopes of work, contract requirements and quality standards - Attend public hearings or meetings as requested - Assume responsibility for utility agency communications, contracts, fee payment and installation - Establish and maintain a working relationship with the design team to assist in obtaining timely response to RFI's and/or submittals - Schedule and attends special inspections - Resource forecasting Qualifications and Experience: - Able to read and understand Construction Plans and Specifications - Familiarity with basic construction and real estate processes and vocabulary - Highly motivated, responsible, and resourceful - Ability to act as the Company's representative on the job site with third parties such as trade partners, customers, and government inspectors and investigators - Experience working with general contractors and subcontractors - Knowledge of entitlement process Minimum Requirements: - Minimum of 2-3 years related experience supporting commercial tenant improvements and ground-up development projects - Experience in project management support in the Construction industry - Excellent communication skills - both verbal and written - Strong interpersonal skill set and willingness to collaborate as part of a team and support the office as needed - Strong use of technology in the day to day, including the use of Office 365 programs - Strong organizational skills - Bachelor's degree in construction related field preferred Job Type: Full-Time The total compensation range for the Assistant Construction Project Manager position is $75,000 - $85,000 per year and the starting salary will be based on prior experience, skill set and competencies in the role.
