Licensed Loan Officer Assistant (LP2) – Pre-Approval & Pipeline Specialist Location: Raleigh, NC | In-Office| Full-Time We are a relationship-driven, high-performing mortgage team committed to delivering a concierge-level experience to clients and Realtor partners. Our goal is to close $200 million in annual volume by 2031, and we are building the right team to make that happen. We are hiring a Licensed Loan Officer Assistant (LP2) to work directly alongside our leadership team and Team Captain. This is a key, client-facing role focused on pre-approvals, communication, and pipeline execution. Qualifications • Active NMLS license • 5+ years in mortgage processing, underwriting, LOA, or origination • Strong knowledge of agency guidelines and major LOS platforms • Excellent communication and organizational skills Responsibilities: What This Role Looks Like On average, you will: • Handle 5 to 10 closings per month • Manage 15 to 20 active files • Oversee 30+ active pre-approved buyers This is a fast-paced, ownership-driven position. Core Responsibilities Pre-Approvals & Structuring • Accurately pre-approve borrowers • Structure loans using DU/DO, LP, and investor guidelines • Communicate clearly with clients and Realtors • Identify issues early and provide solutions Daily Outbound Communication (Required) • 5 calls to pre-approved buyers • 5 calls to Realtors • 5 follow-ups with new leads Proactive communication is non-negotiable. Clients and partners should never wonder where things stand. Pipeline Ownership • Perform daily pipeline reviews • Deliver consistent updates • Resolve issues before escalation • Take full responsibility for your loans from contract to close We are looking for problem solvers who use the extensive resources Fairway provides. Availability Expectations • Saturday availability when offers are being written • Occasional after-hours pre-approval letters • Typically, a few times per month We minimize nights and weekends whenever possible, but client service comes first. Qualifications: Experience & Licensing Requirement (Required) • How many years of mortgage industry experience do you have (processing, underwriting, LOA, or origination)? • Please note: This position requires a minimum of 5 years of mortgage experience and an active NMLS license. Applicants who do not meet both requirements will not be considered. Outbound Communication • This role requires at least 15 outbound calls per day (buyers, Realtors, and new leads). Are you comfortable with that volume of phone work? Briefly describe your experience making proactive outbound calls. Ownership • Tell us about a mistake you made on a loan file. What did you do to fix it, and what did you change afterward? Handling Pressure • How do you stay organized and focused when managing 15–20 active files at the same time? Problem Solving • When you encounter a challenging guideline or loan scenario, what steps do you take before asking for help? Flexibility • This role occasionally requires Saturday availability and some after-hours pre-approval support a few times per month. Are you comfortable with that expectation? Compensation: $60,000 plus per file bonuses
