A Residential Mortgage Lender in San Antonio, TX is responsible for generating mortgage loans through external business development and internal partnerships. The role involves qualifying borrowers and ensuring compliance with quality control standards.
Key Responsibilities:
- Develop and maintain referral networks to attract new mortgage business.
- Guide customers through the mortgage loan application process (1003).
- Assess customers' needs to recommend appropriate loan types and educate them on available options.
- Inform customers about required documentation for loan transactions.
- Prepare and send initial disclosures to customers in compliance with RESPA/TILA regulations.
- Accurately calculate borrower income and identify assets per lender guidelines.
- Utilize Loan Prospector or Desktop Underwriting systems to determine loan eligibility.
- Manage relationships with customers and service providers, including real estate agents, to ensure smooth processing and closing.
- Collaborate with processors to ensure timely loan closings.
- Communicate regularly with customers to provide clear understanding of the loan process.
- Stay updated on regulations such as RESPA, HMDA, MDIA, HVCC, Regulation B, and Flood.
- Ensure loan files comply with all regulatory requirements.
- Maintain knowledge of underwriting requirements for conventional, FHA, and VA loans.
Minimum Qualifications:
- At least 2 years of experience in mortgage loan origination, credit evaluation, underwriting, or processing.
- Strong understanding of compliance and problem-solving skills related to residential loan origination.
- Exceptional customer service skills; highly motivated, focused, and goal-oriented.
Preferred Qualifications:
- Established relationships with referral sources and customers.
- Experience using Encompass Loan Origination System (LOS).
- Proficiency in Spanish.
Education and Skills:
- High School Diploma or equivalent.
- Strong interpersonal, verbal, and written communication skills.
Technical Skills:
- Proficiency in Microsoft Office Suite (Outlook, Internet Explorer, Word, Excel, PowerPoint, Adobe Reader).
- Ability to operate office equipment such as copiers, scanners, shredders, and fax machines.
- Familiarity with mortgage software and mobile operating systems (Android/iOS).
