    Job Description

     

    SUMMARY:

    The Funder is responsible for reviewing closing documents to ensure accuracy and completeness. Interact with Closing Agents, Processors, and Underwriters to obtain necessary documentation to ensure each loan is compliant with the loan approval and adheres to state and federal regulations. The Funders also calculates and wires funds to the Closing Agent and is responsible for the delivery of closing package to the Post Closing department.  A Funder must have knowledge of loan products, underwriting guidelines, escrow/title practices, as well as regulatory compliance laws and how they apply to mortgage transactions.  This position will interact with Operations and Sales staff and must have excellent oral and written communication skills along with a strong sense of customer service.

    ESSENTIAL DUTIES AND RESPONSIBILITIES

    ·         Satisfactorily completes all required compliance training and is responsible for compliance with legal, regulatory and company policies and procedures.

    ·         Reviews loan packages and prepares closing documents that adhere to loan approval,  

    ·         lock confirmation, product guidelines and state and federal regulations

    ·         Timely delivery of funding conditions to Processor and closing agent with clear and concise instructions as to necessary documentation required for loan funding

    ·         Reviews executed loan documents ensuring all necessary documentation is complete and accurate ensuring a salable loan on the secondary market

    ·         Balances loan file and works closely with Closing Agent to determine final wire/funding amount

    ·         Maintains Funders Paperless Dashboard for Loan document check-ins and funding pipeline

    ·         Prioritizes and monitors workflow to meet funding deadlines

    ·         Ensures system is in place to track conditions and follows up on items in a timely fashion

    ·         Provides detail oriented oral, and written communication to Closing Agents, Brokers, and Sales staff

    ·         Reviews 2010 HUD and ensures all necessary corrections are made and accurate to state, federal, and investor guidelines and regulations 

    ·         Works closely with the Quality Control team and responds to loan audits

    ·         Attendance: This is a fulltime position that requires regular, reliable, and punctual attendance

    ·         Provides feedback to management on suggested policy changes and/or enhancements

    ·         Maintains company service levels to provide appropriate turn times

    ·         Works closely with the Post Close team and ensures suspenses are cured in a timely manner

    ·         Reviews and signs off on termite reports and clearances, septic, roof, and plumbing certifications

    ·         Other duties as assigned

    ·         Expected production level fund 3-5 loans per day and check in minimum of 4 per day.  Must be able to fund at least 100 loans per month when volume dictates

     

    SKILLS/QUALIFICATIONS

    ·         Minimum 3 years experience drawing documents and funding 1st and 2nd lien mortgage loans for FHA, VA, CONV, CalHFA and 203K loan products

    ·         Thorough knowledge of loan products, underwriting guidelines, escrow/title practices, documentation requirements, and regulatory compliance (MDIA, AIR, RESPA, HPML)

    • Strong written and oral communication skills

    ·         Must be detail oriented and applies high level math skills

    ·         Possess excellent customer service skills; and have the ability to relate and work well with others

    ·         Must demonstrate professional behavior and teamwork

    ·         Ability to prioritize and multi-task to complete tasks on schedule, often in a stressful environment

    • Demonstrates organizational skills with the ability to prioritize and complete multiple tasks on schedule, often in a stressful environment

    ·         Extended hours may be required as needed, including weekends/evenings and Holidays

    ·         Knowledge of Microsoft Office, Point/Calyx, DocMagic, Conformx and DataTrac

    ·         Knowledgeable with all Reg Q/QM compliance

    EDUCATION/EXPERIENCE

    • High school diploma or general education degree (GED)
    • Minimum 3 years related experience and/or training; or equivalent combination of education and experience

     

    COMPUTER SKILLS

    ·         Proficient with Microsoft Suite

    ·         Experience with DataTrac, Calyx Point, ConformX
