We are seeking a dedicated and experienced Multi-Site Portfolio Manager to join our team and help us maintain our high standards of property management and client satisfaction for an assigned portfolio of properties. The ideal candidate will have excellent communication skills, strong attention to detail, and the ability to manage multiple properties efficiently and effectively. A successful Portfolio Manager will effectively maintain our properties to a market-ready standard under the direction of Augusta Rental Homes procedures, while always ensuring a high level of service to residents and owners. The multi-site portfolio manager is responsible for overseeing the operations of multiple properties under the supervision of the Regional Manager. The purpose is to effectively maintain our communities to a market-ready standard under the direction of Augusta Rental Homes procedures and the Regional Manager, while always ensuring a high level of service to residents and owners. As an on-site leader, you will supervise many different aspects of the properties, and you will ensure compliance with Augusta Rental Homes' policies and procedures, safety and fair housing guidelines, and liability concerns. Responsibilities: • Leadership: Effectively develop, lead, and manage a high-performing team of maintenance personnel by providing accountability, guidance, and support in their daily operations, in order to maximize their engagement and minimize turnover. • Customer Service & Communication: Ensure a high level of customer service and communication to residents and owners to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. Proven ability to address resident complaints, violations, and problems. • Occupancy: Ensure optimal physical and economic occupancy of the properties within the assigned portfolio. • Maintenance & Facilities Management: Oversee all facilities operations, including maintenance, turnover, capital improvements, and service contracts to ensure quality and expense control. • Vendor Relations: Provide consistent communication with outside vendors regarding work schedules, scope of work requirements, invoices, and Augusta Rental Homes' expectations. • Lease Administration: Maintain a detailed record of residents' files and account ledgers to ensure company database integrity. • Financials: Ensure that all rents are collected, additional fees are charged accurately, file evictions, and process security deposit accountings promptly when due. Process all invoices on a weekly basis and continuously monitor total property expenses. • Effective Use of Software: Utilize various software tools to manage and track operations effectively. • Innovation & Accomplishment: Stay updated with industry trends and best practices in property management to drive continuous improvement. • Fair Housing: Ensure compliance with all local, state, and federal fair housing laws as well as all policies with Augusta Rental Homes. Qualifications: • Bachelor's degree in Real Estate, Business Administration, or related field. • Minimum of 3 years of experience in property management, preferably in conventional and housing subsidy. • Strong knowledge of the local multi-family market and landlord-tenant laws. • Excellent communication and interpersonal skills. • Proficiency in property management software. • Valid driver's license, reliable transportation, and working cell phone. Compensation: $55,000 - $65,000 yearly
