POSITION SUMMARY:
The Paralegal - Risk Management, Risk Management & Regulatory Compliance Manager is responsible for maintaining policies and programs to mitigate risks by limiting the company’s exposure in matters of general liability, property, auto, and worker's compensation. Responsible for ensuring and directing accurate maintenance and compliance of contract and license and permit documentation for official company records, including contract drafting and review along with license and permit application and renewals. This role also includes a key role in the due diligence process as it relates to real estate transactions.
QUALIFICATIONS:
EDUCATION:
· This position requires a Bachelor’s degree (B.A.), preferably a business degree, from a four-year college or university or equivalent professional knowledge and/or work experience.
EXPERIENCE:
· This position requires 3 to 5 years of prior professional experience, paralegal, or legal training in any of the following, commercial real estate, regulatory compliance (licensing and permitting), title insurance or lender, and/or law firm experience for transactional perspective.
CERTIFICATIONS/LICENSES:
· The following certification is preferred for this position: Paralegal
SKILLS:
· Intermediate skills in Microsoft Word, Excel, PowerPoint, and Outlook are required for this position.
· Keyboarding skills required for this position.
CORE RESPONSIBILITIES:
· Demonstrates the highest standards of personal and professional integrity, adheres to the company’s policies and procedures, and complies with applicable laws, government rules, and regulations.
· Manages and assists the Company’s third-party risk manager with property and company level insurance claims and programs.
· Works with the Company’s insurance brokers on liability and property insurance renewals and supplies claim and loss data for renewals and/or auditing purposes.
· Participates in claims reviews with insurance carriers and adjusters.
· Coordinates approved property site inspections with internal and external parties. Includes gathering site information and distribution of inspection reports.
· Assists with the formation and dissolution of corporate entities.
· Conducts a basic review of contracts on risk management and regulatory matters and provide comments to Asset Management and/or Legal team to gain approval for execution.
· Assists with the document management system consisting of all hotel contracts, franchise contracts, lease agreements, land leases, operating and capital leases, site surveys, easements, and other third-party agreements.
· Interfaces with external brand and management companies to provide accurate responses to inquiries for information, changes on ownership entities, refinancing, and licensing/permitting matters.
· Manages a system that maintains all current hotel major permits and licenses including liquor licenses, occupancy permits, business licenses, pool permits, food, and health permits. Coordinates the timely renewals of all licenses and permits with hotels/management companies.
· Completes the due diligence review of potential acquisition assets by reviewing and assessing local requirements for licensing and permitting applications and renewals.
· Assist with the efforts in the sale, purchase or refinancing of hotels to provide accurate information to internal and external parties, as requested. Establishes and maintains appropriate electronic and paper files.
· Oversees the approval and submission of third-party vendor invoices related to risk management, contract administration, and regulatory compliance.
· Other duties as assigned.
SUPERVISORY RESPONSIBILITY:
· This position does not have supervisory responsibility.
WORKING CONDITIONS/PHYSICAL REQUIREMENTS:
· Occasional (less than 10% of the time) day and/or overnight travel may be required for this position.
