Part-time Attorney With Experience in Washington State Landlord/Tenant Law Are you a Landlord-Tenant Attorney interested in a part-time position in Vancouver, WA area? A part-time highly skilled attorney is needed in Vancouver, WA. The ideal candidate will be a seasoned litigator with experience in Washington state landlord-tenant law and evictions. The successful candidate will enjoy a flexible work schedule and a supportive, collaborative work environment, with cutting-edge technology. The ability to work remotely is a possibility, however, weekly court appearances may be required. Compensation: $400 per docket appearance; Competitive rates for non-docket responsibilities Responsibilities: Client Consultation • Identify issues and defenses related to housing and unlawful detainer actions Advise clients on various aspects of the court and eviction process including: • Non-litigation resolution strategies • Unlawful detainer timelines and strategies • General rental and landlord interaction advice • Advise clients by weighing available options toward a successful outcome and plan a course of action • Courtroom etiquette and expectations • Tenant and tenant attorney interaction In-Court Services • Present and argue eviction cases before the Court at weekly dockets and other required hearings • Negotiate with tenants and tenant attorneys • Negotiate potential settlements and payment plans with tenant and tenant attorneys • Prepare and present an eviction case in a quick and concise manner General Responsibilities (applicable to all positions within the organization): • Ensure client files and records are kept confidential • Exhibit a high level of organization and self-discipline to complete tasks in a timely • fashion • Communicate with clients promptly, respectfully and accurately • Prepare various legal documents, such as motions, pleadings, briefs, and correspondence • Identify client conflicts and determine case strategies with options for resolution Qualifications: • Prior experience and knowledge of Washington state landlord/tenant law • Intimate knowledge of RCW 59.12, 59.18, and 59.20 • Member in good standing of the Washington State Bar Association • Comfortable handling multiple files at show cause hearings • Experience representing landlords at show cause hearings • Must be able to react quickly and appropriately in court to tenant arguments at the show cause hearing • Decision-making, public speaking, problem-solving, interpersonal skills, and communication skills are a must • Able to work independently while handling multiple files Compensation: $400 per docket appearance
