    Our Inc. 500 Property Management Company is looking for highly skilled asset manager that excels at gathering accurate data, underwriting projects, and creating strategic growth. The assist manager will be responsible for acquisition, disposition, financing, and deal structuring for student housing and conventional apartment portfolio. This role is integral to defining growth strategy and monitoring assets and new development. Oversees Asset Management Analyst and is a member of the senior management team. This role reports directly to the Chief Operating Officer.

    Asset Manager Job Responsibilities:

    · Compile underwriting in both Entrata and Excel to assist with multi-year planning, hold-sell decisions, financings, leasing and value-add strategies

    · Prepare underwriting presentations for financings, acquisition, leasing and dispositions

    · Analyze leasing opportunities and sensitivities via NPV analyses and market research

    · Work with property management teams on everyday operations and engineering teams on construction management

    · Leads the creation of annual property business plans and conducts review of quarterly reporting

    · Oversee and review calendar and fiscal year budgeting and re-projection processes

    · Assesses asset status, needs, risks, goals, and progress

    · Prepares lender and investor financial statements, business activity reports and forecasts

    · Lead external appraisal process and complete internal valuations, while working across several in-house departments, including transactions and research

    · Support the transition of newly acquired properties from Transactions the property management group

    · Evaluate property taxes and make recommendations to tax appeals

    · Actively manage insurance programs, safety, and risk mitigation

    Skills:

    · Financial and underwriting modeling skills

    · Increasing income streams building forecasts through implementation

    · Proficient and timely reporting skills with charts and graphs

    · Expert level in Excel

    · Experienced with Entrata preferred or similar property management software.

    Requirements:

    · Degree in business majors: finance, economics, real estate, accounting, or Bachelor of Science in Business Administration.

    · Three years previous experience in property asset management. Prefer student housing.
