    Our ideal candidate for this position will be based in Utah.

    A Regional Leasing and Marketing Director oversees the leasing and marketing of all of the properties encompassed under region assigned. The Regional Leasing and Marketing Director strives for 100% occupancy through retention of existing residents, leasing current availability and pre-leasing of future availability.

    Job Duties:

    Provide remote and on-site support and consultation for all property marketing and leasing efforts.

    Lead property pulse calls weekly and approve leasing strategies, collateral, specials, advertising and outreach marketing initiatives.

    Hold the Leasing Team Members accountable to the standards clearly outlined in their job descriptions.

    Guide on-site Team Members and ensure proper implementation of all marketing initiatives and activity at your portfolio’s properties. This may include: housing fairs, open houses, orientations, property events, university and local marketing events, promotional items, social media, website audits, advertisements, and online digital strategies.

    Assist the on-site teams in giving leasing tours, answering leasing phone calls, process online inquiries and overall prospect management.

    Track and assist in setting weekly leasing goals for each property Leasing Team.

    Participate in Nelson Partners Property Management training as required.

    Be an expert on current market conditions and trends, consult with site to adjust marketing strategies

    Assist with implementation of all renewal campaigns and new lease-ups

    Evaluate lease flow and file integrity to ensure compliance with policies and procedures of Nelson Partners

    Work with property managers to audit lease management systems and reporting

    Work with sites to conduct quarterly audits of files as compared to system reports

    Ensure both individual and team knowledge of the competitive landscape of the market by shopping competitors and keeping updated records of all offerings within the market.

    Establish an in-depth understanding of the property including selling points of the site and frequent objections from prospects, site leasing trends, traffic patterns, and product availability.

    Provide support and assistance to all customer service efforts at the community, including dealing with escalated resident complaints.

    Participate in all aspects of the leasing process which includes ensuring all leads are properly entered into Entrata, contacted, and followed up on; greeting prospects and providing tours when on-site; closing the sale; assisting prospects through the application and lease process, including ensuring the proper preparation and execution of the lease agreement and all screening procedures; monitoring and participating in the resident renewal process, and ensuring the clubhouse, model and all tour routes are maintained to the highest standard of cleanliness.

    Ensure digital presence for each site is in line with expectations and reflects accurate information

    Ensure all online reviews are responded to with company policy

    Property Acquisition-New Development-Renovations Support

    Provide on-site support during Property Acquisition as directed by Vice President of Marketing & Leasing

    Assist with Due Diligence lease file audits

    Assist in implementing Policies and Procedures of newly acquired assets

    Travel to provide training and onboarding for new staff members

    Assist in the training of onsite team members

    Assist properties in an interim Leasing Manager role during transitional periods

    Requirements
