    A Property Manager manages the day-to-day operations of an assigned property including leading the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals, and ensures that the operation of the property complies with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family/student housing operations.

    Qualifications

    Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions about the property’s operation.

    Demonstrated proficiency in the Internet, word processing, spreadsheet, and database management programs to complete required reports and employment documents. Strong ability to use property management software (preferably Entrata).

    Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages to complete financial records, budgets, and other fiscal reporting information.

    Demonstrated understanding of community operations and, in particular, lease terms, lease enforcement, and resident rent collections.

    Demonstrated management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage team members, including maintenance specialists.

    Employment history that demonstrates the application of community management, sales, marketing, and customer service background sufficient to assist in managing the day-to-day operation of an apartment community, resolve customer complaints and issues, complete financial records, documents, and reports, increase sales revenues, and coordinate the work of a team.

    Must have valid driver’s license to drive a golf cart on property

    Job Duties

    Ensure community meets all monthly, quarterly, and annual financial and operational targets, including achieving the highest possible net operating income through effective cost control and revenue improvement programs.

    Oversee and participate in all aspects of leasing production, including leasing administration, marketing community activities and maintaining product knowledge of community and competitors to maximize rental income and budgeted occupancy.

    Oversee and participate in all aspects of rent collections, file necessary evictions, and ensure landlord/resident laws are followed.

    Manage online content for online listings, property websites, and social media

    Serve as a model and coach for the team in handling daily operations, including answering calls, scheduling appointments, greeting visitors, showing apartment units to prospective residents and any necessary paperwork, filing, etc. in an accurate, organized, and punctual manner.

    Become knowledgeable on our properties versus the competition and effectively communicate the value proposition to prospective residents

    Confirm residences are move-in ready and perform move-in orientations with new residents

    Learn, audit and ensure team’s compliance with all Fair Housing Laws including local, state and federal housing regulations
