    A very rapidly growing Inc. 500 property management company is looking for a Full-Time Maintenance Supervisor.

    The Maintenance Supervisor directly impacts the resident retention and asset preservation of the assigned asset. As a Maintenance Supervisor, the incumbent is responsible to execute the required maintenance necessary to maintain curb appeal and the overall appearance and quality of the assigned asset, including, but not limited to, making ready of units, maintenance for current residences, maintaining grounds, asset preservation, preventative maintenance and maintenance of recreational facilities. Will be including an apartment for the Maintenance Supervisor.

    Performs general maintenance such as plumbing, electrical, heating and air conditioning repairs, carpentry, appliance repairs, glass replacement, etc.

    Responsible for unsupervised, timely completion of occupied apartment service requests in accordance with predefined company and property standards.

    Must be aware of the condition of apartment property throughout the community and immediately initiates action to correct unsafe conditions.

    Ensures that maintenance storage areas /vacant units and rooms remain locked when not in use.

    Removes and transfers heavy appliances and equipment from the storage area to an apartment (or vice versa) as circumstances warrant. Moving abandoned furniture, appliances, etc., to the dumpster when necessary.

    Performs on-call emergency service as requested. All emergency after hours calls must be responded to immediately, and the maintenance person on call must have the ability to arrive at the property within 30 minutes after a call comes in.

    Completes all service requests within 24 hours, unless the request requires extraordinary parts or labor. Contact resident if service request will not be done within 24 hours and notify them when it will be completed; update entrata notes on the work order.

    Must have the ability to select appropriate materials for the property as needed.

    Performs inspection of exterior lighting of the property on a schedule- Weekly Lighting,

    Responsible for maintaining a clean and organized work environment in the maintenance shop.

    Maintain a preventative maintenance program that minimizes emergency repairs and service repairs.- Document and keep records in the main leasing office

    Adhere to schedule and on-call schedule to ensure the property is properly covered

    Ensures all fire and safety equipment is in working order and in compliance with all applicable city, state and federal codes

    Assists management with the solicitation of bids from contractors and vendors; supervises all contracted work that is performed on the property

    Completes projects and assignments given by the Property Manager

    Participate and lead monthly safety meetings.

    Ensures all MSDS sheets are current and readily accessible and keeps up to date on all OSHA and other safety-related laws to maintain property compliance.

    Responds to resident service requests and concerns in a timely manner.

    Reads and/or listen to resident requests/complaints in a calm and open manner.

    Demonstrates customer service skills by treating residents, coworkers, and vendors with respect, answering questions in a calm and open manner from coworkers and residents. Responds sensitively to concerns/complaints about maintenance services and exhibits a sense of urgency with assigned work orders.

    Attend and assist in resident activities and functions after hours as needed.

    Minimum Qualifications:

    High School Diploma or general education degree (GED) with 3-4 years related experience performing gardening or groundskeeping work.

    Pool Operator 1 (one) certificate or an acceptable equivalent.

    Ability to operate hand tools and equipment related to the position

    Ability to follow detailed oral/written instructions.

    Ability to operate a motor vehicle.

    Ability to operate various hand and power tools.

    Deal effectively with co-workers and the public.

    Walk, stand, and kneel for prolonged periods, climb a ladder.

    May be required to lift/push/pull up to 75 pounds

    Subjected to mechanical/electrical/chemical hazards and at times exposed to dust/fumes; Required to wear protective clothing and face masks as required by OSHA.

    Work outdoors in a wide disparity of environmental conditions

    Manipulate and Operate hand tools while exerting moderate physical strength or while in cramped/strained positions

    This position may be required at times to work irregular hours and maintain an on-call schedule

    Physical Requirements

The employee is frequently required to walk and sit. The employee is occasionally required to stoop, kneel, crouch, or crawl. The employee must occasionally lift and/or move up to 50 pounds.
