    Position Summary:  The Division of School Facilities is dedicated to providing a safe, clean, comfortable setting for the students of New York City so that they may take the fullest advantage of the educational services offered.  The incumbent plays a supportive role in the infrastructure team to maximize services to the schools throughout the city.

     

    Reports to: Various Technical/Managerial Staff in DSF

     

    Direct Reports:  Not Applicable

     

    Key Relationships:  Relationships will be fostered with contractors, Division of School Facilities, School Construction Authority technical and managerial staff. 

     

    Responsibilities

     

    • Spot checks contract work on installation, repairs, and maintenance for compliance with plans and specifications.
    • Confers with supervisor and contractors regarding interpretation of specifications, acceptability of specific materials and adherence to plans and safety standards.  Acts on appeals of contractors regarding interpretations of specifications and contract drawings, and on rejections of equipment, materials or workmanship.
    • Reviews and audits Contractor Application for Payment forms to ensure completeness, accuracy, and to ensure that all parties are inspecting to the same standard of review.
    • Reviews all proceed orders, when directed, to be issued by contract maintenance consultants when the amount is in excess of $50K, or in excess of $100K for in-house staff to ensure that the scope is appropriate.
    • Provides technical guidance and training regarding mechanical installations, maintenance and repair procedures, methods, standards, government rules and regulations and agency policies and procedures.
    • Suggests recommendations to the supervisor regarding the issuance of change orders to original specifications to accommodate changing field conditions or to correct specification errors or omissions.  Upon approval of recommendations, prepares change orders.

     

    Qualification Requirements:

     

    Minimum

     

    Four years of full-time satisfactory experience in the installation, repair and/or inspection of mechanical equipment in the areas of heating, ventilation, air conditioning, elevators, and/or plumbing in buildings, facilities, structures and grounds, at least two years of which must have been experience in a building or facility of at least 100,000 square feet or a number of buildings of at least 3 stories each, adding up to a total of at least 100,000 square feet; or

     

    A satisfactory combination of education and experience that is equivalent to the four years of experience required above. College education leading to a baccalaureate degree in engineering or engineering technology may be substituted for the required experience in above on the basis of 5 semester credits for two months of experience. However, to qualify candidates must have at least two years of the required experience as described in above in a building or facility of at least 100,000 square feet or a number of buildings of at least 3 stories each, adding up to a total of at least 100,000 square feet.

     

    Preferred

     

    • Knowledge of HVAC systems with electronic controls/DDC (Direct Digital Controls) and/or BMS (Building Management Systems) systems.
    • Knowledge and experience maintaining and repairing overhead traction and hydraulic elevators, escalators, and sidewalk lifts.
    • Internal candidates preferred.

     

    Salary: $63,074+

    (Internal candidates who are selected for this position and who currently hold comparable or less senior positions within the DOE will not make less than their current salary.)
