We are seeking a high-energy Project Development Administrator to be an integral member of the Development team. This position will play a key role by providing exceptional project support to our development team.

NexMetro develops luxury leased communities marketed under the name Avilla Homes. Avilla neighborhoods combine the benefits of luxury residential single-family living with the convenience, flexibility, and professional on-site management of a Class A apartment community. The result is a new residential hybrid housing option—detached, single-story homes in prime suburban locations that are highly differentiated from traditional rental products.     Summary of Responsibilities:

    • Providing required project and demographic data from CoStar

    • Setting up new project files

    • Project data entry and management in Smart sheets

    • Providing necessary administrative support to the Development team as related to documentation distribution, copying, filing and maintenance of necessary hard copy and electronic files

    • Managing 20-day preliminary notice process and documentation for related projects, distributing necessary documents to appropriate personnel

    • Assisting with preparation of various close-out documents and Operations and Maintenance Manuals at completion of project

    • Managing lien waivers and lien tracking for GC pay applications.

    • Managing and tracking information for National Purchasing vendor rebate program

    • Assisting with obtaining project Utility deposit refunds, bond releases and fees

    • Preparing Overnight packages and mailings as needed for office.

    • Interfacing with both internal and external customers professionally representing NexMetro's mission, vision, and values always.

    • Performing additional duties as determined necessary to perform the functions of this position that may change from time to time.

    Summary of Ideal Qualifications:

    • Minimum 2 years construction project, contract administration or equivalent experience
    • Knowledge of the principles of file & records management and the basic principles of bookkeeping and/or accounting
    • Experience in simultaneously managing multiple projects with overlapping deadlines, deliverables, and other requirements.
    • Basic understanding of construction terms and job site projects preferred.
    • Ability to be flexible and open to new ideas as growth and changes are made that will ultimately better the company's performance.

    • Confident, articulate, and professional verbal and written communications
    • Intrinsic organizational skills with a perceptive ability to recognize and differentiate key details.

    • Must be proficient in Word, Excel, PowerPoint, Outlook.
