    Job Summary

    Performs maintenance, repair, and cleaning of exterior common areas of complexes and open grounds. This requires outside work and can be in all weather conditions, and can be outside of a normal office hours timeframe.

    Essential Functions

    1. Receives written work orders or verbal instructions from the Maintenance Manager or Director of Operations.

    2. Maintains and repairs basic building exterior common areas and parking lot.

    3. Keeps all grass areas mowed and trimmed.

    4. Keeps all sidewalks and other pedestrian areas clear of grass clippings, leaves, and debris.

    5. Maintains landscaping beds, including bushes and trees.

    6. Keeps dumpster, waste disposal areas, grounds, and parking lots free of excess garbage.

    7. Keeps irrigation systems checked and operating in an efficient manner.

    8. Operates snow removal equipment of all kinds to maintain parking lots and sidewalks. Shovels snow when other equipment is not available or practical.

    9. Identifies elements of building and grounds requiring maintenance and repair that have not otherwise been identified, and initiates work orders for such work.

    10. Routinely provide a physical inspection and review of properties.

    Additional Functions

    1. Be available on an on-call basis for after-hours response to tenant and property emergencies.

    Working Conditions & Physical Requirements

    Duties are performed outdoors in a variety of residential and/or commercial building settings.

    Duties may require extended periods of standing, walking, talking or listening, and using hands to operate equipment or tools.

    Duties may require frequent operation of a motor vehicle to travel between buildings or to pick up parts and supplies.

    Duties may require regular periods of lifting or carrying items, reaching with hands and arms, and stooping, kneeling or crouching.

    Weights up to 100 pounds may be encountered for lifting and moving. Weights up to 50 pounds may be frequently encountered.

    Duties may require regular climbing of ladders and working at heights in excess of ten feet above floor level.

    Vision requirements include close vision and ability to adjust focus for reading, operating tools, and working on equipment.

    Duties may include exposure to certain cleaning and other chemicals and compounds, paint, solvents, and a variety of building materials. Cleaning activities may include significant exposure to dust and mold. Lawn care activities may include frequent exposure to fumes, dust, and pollen.

    Duties may include exposure to potentially hazardous conditions around construction, equipment maintenance, and moving machinery and equipment.

    Noise levels are typically moderate to loud, but may be extreme when exposed to operation of tools, equipment and machinery.

    Required Knowledge and Skills

    Must have knowledge of general maintenance of building systems.

    Must be able to read and write in English and comprehend equipment manuals and instructions, work orders, and basic correspondence. Must be able to write simple notes and memos.

    Must be able to perform math at the arithmetic level, to include addition, subtraction, multiplication, and division.

    Must have a basic ability to read and understand blueprints and construction drawings, and work with units of area measurement, weight, volume, and distance.

    Must be able to interact with employees, tenants, potential tenants, clients, and contractors in a friendly and professional manner.

    Must be able to maintain an even temperament in potentially heated situations, and work closely with other employees in a friendly and professional manner.

    Must be able to operate basic hand and power tools.

    Must be able to operate multifunctional equipment, skid loader, zero turn mowers, truck with snow plow and sander, and understand the use of safety equipment associated with them.

    Required Experience and Education

    Must have prior experience in the operation of maintenance equipment, Snow Plow, zero tun mowers, walk behind mowers, gas blowers, capable of towing a trailer.

    Other Desired Experience, Education, and Qualifications

    Must possess a valid driver’s license.

    May be required to possess own set of basic hand tools.
