    Job Summary

    The Commercial Property Manager will manage corporate and third-party commercial properties located in the western United States. This Property Manager will work as part of a property management team, providing back-up support for other property managers, as well as office administrative support as needed.

    Essential Functions

    1. Assist NWE Management President to maintain commercial property management agreements and supporting documentation.

    2. Market available properties through advertising, networking, showings, and other media to maximize occupancy of the property portfolio.

    3. Screen and process tenant applications as Protocol dictates.

    4. Arrange for tenant improvements and other alterations as required to comply with lease agreements, and to maintain marketability of the property.

    5. Assist NWE Management President to maintain, and review operating and capital expenditure budgets.

    6. Review the financial performance of properties and provide approved reports to owners as required.

    7. Maintain excellent relations with tenants and clients.

    8. Work with lease administration and bookkeeping activities to insure that all rents, charges, and fees are collected on a timely basis, and that scheduled rent increases are reviewed and implemented.

    9. Employ or contract for security, maintenance, groundskeeping, custodial, and other services as required and approved the NWE Management President.

    10. Insure that all required maintenance and repairs are identified, scheduled, and completed.

    11. Routinely provide a physical inspection and review of properties and maintain personal contact with tenants. Travel to remote locations as may be necessary to fulfill these duties.

    Additional Functions

    1. Show other residential and commercial properties to prospective tenants in support of other property managers.

    2. Provide administrative backup to office staff as may be required, including staffing the front desk.

    3. Be available on an on-call basis for after-hours response to tenant and property emergencies.

    Working Conditions & Physical Requirements

    1. Duties are generally performed indoors in an office setting, however extended periods of work in a variety of interior and exterior settings of managed properties will be required.

    2. Duties require extended periods of sitting, standing, talking or listening, and using hands to operate office and computer equipment or tools.

    3. Duties will require occasional airline travel, and frequent operation of a motor vehicle.

    4. Duties require occasional periods of lifting or carrying items, reaching with hands and arms, and stooping, kneeling or crouching.

    5. Weights up to 40 pounds may be encountered.

    6. Duties may require occasional climbing of ladders and working at heights in excess often feet above floor level.

    7. Vision requirements include close vision and ability to adjust focus for reading and processing paperwork, operating computers, and using office equipment.

    8. Duties will include exposure to certain cleaning and office equipment-related chemicals and compounds, as well as exposure to certain operating office equipment.

    9. Duties will include exposure to potentially hazardous conditions around construction, equipment maintenance, and moving machinery and equipment.

    10. Noise levels are typically moderate, but may be extreme when exposed to construction and maintenance environments.

    Required Knowledge and Skills

    1. Must be very proficient in operating personal computers, and applications such as Microsoft Word, Excel, Outlook, and Internet Browsers.
    2. Must be able to accurately and productively handle and process monetary transactions.
    3. Must be able to read, write, and speak English at a college level. Must be able to communicate clearly both orally, and in writing.
    4. Must be able to interact with employees, tenants, potential tenants, clients, and contractors in a friendly and professional manner.
    5. Must be able to maintain an even temperament in potentially heated situations, and work closely with other employees in a friendly and professional manner.
    6. Must have demonstrated skills at reading and understanding financial statements, and understanding and applying concepts of business finance and economics.
    7. Must possess a valid driver's license.

    Required Experience and Education

    1. Must have a degree from an accredited college or university.
    2. Five years of experience in the real estate profession working with a commercial sales setting, or experience at a high level with outside sales and leasing.

    Other Desired Experience, Education, and Qualifications

    1. BOMA certification as a property manager.
