We primarily focus on the development of multi-family residential, student housing, and senior housing, which include independent living (ILF), assisted living (ALF), and memory care assets.     POSITION OVERVIEW

     

    The Development Coordinator (“The Position”) will be involved with multiple projects in various stages, ranging from acquisition and entitlements through construction closeout.

     

    ·         Coordinate with the project team through all phases of development, including consultants, contractors, clients, partners, purchasers, tenants, and stakeholders.

    ·         Assist with financial analysis, cost tracking, and proforma creation.

    ·         Work with the development team to assist in gathering and organizing all information and materials needed for construction loan closings.

    ·         Participate in the creation of RFP’s. Assist Development Managers with the selection and contracting of consultants, vendors, and contractors.

    ·         Track project schedules, budgets, and proformas.

    ·         Maintain construction files including contact documents, permit documents, consultant instructions, change orders, meeting minutes, weather conditions, etc.

    ·         Work with the Development Managers to keep online project management software up to date on all projects.

    ·         Track plan revisions and verify that correct plan sets are distributed to all parties.

    ·         Maintain organized records of Notice-to-Owner documentation, lien releases, invoices, and other files pertinent to construction finance.

    ·         Accurately prepare detailed presentation materials for monthly investor reports.

    ·         Deliver organized construction closeout documents to management team to ensure smooth transitions between construction and operations.

    ·         Conducts business in a professional and ethical manner to serve clients and increase the goodwill and profit of the company.

     

    This position, representing Nvision, will often act on behalf of the Owner with the project team of consultants, contractors, government officials, etc. SOUND JUDGMENT, DECISION MAKING ABILITY, AND LEADERSHIP ARE CRITICAL, as is gaining an understanding for each project and client, balancing the role of a consultant vs. decision-maker. The successful candidate shall often determine recommendations to proceed and seek final buy-in from the client or other stakeholders.

     

    REQUIRED EXPERIENCE AND SKILLS

     

    As a Development Coordinator, the IDEAL candidate would have:

     

    ·         ONE TO THREE YEARS OF EXPERIENCE assisting with the management of development projects. A minimum of one year of said experience would ideally be involved with construction projects for the owner/developer, including coordination with design teams through production of drawings, management of the general contractor through construction, delivery of the product to the customer/client, and coordination of post-construction related issues.

    ·         Minimum Education Prerequisite: 4-year collegiate degree; additional technical training in architecture, engineering, land planning, real estate, business, finance, and construction is a plus.

    ·         Tendency for perfectionism, elevated sense of personal responsibility, and a high tolerance for ambiguity.

    ·         Aptitude for creative problem solving with meticulous organization.

    ·         Proficiency in simultaneously managing multiple tasks on multiple projects; the ability to thrive in a high-stress environment is essential.

    ·         Ability to take direction and execute assignments at a high level.

    ·         Deadline-driven decision making; ensuring communication flows in a timely manner with input from team and stakeholders.

    ·         Experience with multi-family residential, senior housing, hotel, master development, commercial, or retail development. Specific experience in tropical climates with a general understanding of climate impact on construction projects is beneficial.

    ·         Strong people and interpretive skills with excellent written and oral communication.

    ·         Ability to effectively resolve conflict with a variety of stakeholders in a positive manner such that strong working relationships are maintained.

    ·         Proven success and passion for the construction industry, including an ability to sustain strong internal and external relationships.

    ·         Ability to formally present and effectively explain information to stakeholders.

    ·         Strong technical ability to create and modify complex financial models in excel.
