OCF Realty is one of Philadelphia’s top real estate brokerages and is in search of a Maintenance Inspector to support our property management division with on-site maintenance evaluations, in-the-field key assistance, and property inspections. Reporting directly to our Inspection Supervisor, this role involves assisting the maintenance team with visits to our managed properties to identify and record complex and high-priority maintenance issues, test keys, pick up key copies, and offer lock-out assistance. This individual will be responsible for regularly updating folders and spreadsheets in Google Suite and submitting detailed reporting in our property management platforms. This role is fast-paced and requires someone adaptable who can think on their feet and stay organized in high-pressure situations. If you enjoy a balance of administrative and fieldwork, have a knack for fixing things, and are energized by problem-solving in the field, you may be an excellent fit. This position offers a salary of $40,000 - $50,000 commensurate with experience and includes a comprehensive benefits package that includes paid time off, medical and dental insurance, and 401k matching. Responsibilities: • Perform property inspections for OCF-managed properties and diagnose maintenance issues • Document and photograph maintenance issues, communicate with maintenance managers and assist with on-site problem-solving • Regularly update and organize data, files, photos, and documents in property management platforms and Google Suite • Perform minor repairs and routine maintenance requests including air filter changes, pest control, light bulb changes • Support key management efforts; Test keys, make key copies, assist with lockouts, and drill out locks when necessary • Communicate urgent action items to the Inspection Supervisor as needed Qualifications: • Keen eye for spotting and diagnosing repair issues, and being able to quantify the problem • Ability to adapt and remain calm and focused under pressure • Ability to maintain a positive, productive relationship with contractors and tenants • Working knowledge of Google Suite and experience collaborating in Google Documents & Google Sheets • Manual dexterity and problem-solving skills • Technical knowledge of general maintenance as well as repairs of HVAC, plumbing, appliances, and electrical equipment • Basic understanding of electrical, plumbing, and other systems • Knowledge of general maintenance processes and methods • Competent in problem-solving, team building, planning, and decision-making • Working knowledge of tools, common appliances, and devices • Prior experience in maintenance preferred **You will thrive in this position if you:** • Are adaptable and flexible.
