If so, you're exactly what we're looking for! We just bought a new Company HQ, an 11,000 sq ft Office in Centerville, and we are immediately adding 8 more A players to our team to help facilitate our expansion and growth! 4 of those 8 will be Acquisitions Sales Reps, buying Properties all day, and that's where you come in :) We have an endless stream of inbound WARM and HOT leads and we need professional closers who know how to truly get deals done Those who can build deep rapport, solve a client's problems, overcome objections and obstacles, get creative to find solutions, and get deals closed and across the finish line! This is nothing like car sales, insurance sales, or any other short sales cycle product. Yet, because of how we do what we do, we're 100% RECESSION PROOF. We thrived in 2008 just like we thrive right now in 2024. It truly doesn't matter what the overall Real Estate market is doing...we buy and sell in niche ways that let us win no matter what. You must understand the longer sales cycle here because it means the more effort you put in every single day upfront, the more conversions you'll have in the future and the more you'll get paid long after the lead came in. What does that mean? You will have a mix of 30% laydown leads that are ready to sell now or soon, and 70% of leads will be longer-term follow-up and may take 1-3-6+ months to sell. Some of our very best wins happen after 12-24 months of follow-up, even! We believe in a RELENTLESS follow-up (calls, texts, emails, driving by, leaving a door hanger, whatever it takes!). There are NO high-pressure sales here, ever. Our sales style here is all emotions-based, heavy on Psychology, and low on pressure. It's a fact-based Consultative sales approach to find win/win scenarios for the property owner and for our team. We work hard in all areas (marketing, systems, training, adding Operations staff, etc) to ensure you can close deals and WIN. What does that look like? We offer endless training. You'll have several high-level courses specific to our niche and industry that we have you start learning from day one. Then we continue to invest at all times in your learning and growth to be the very best Acquisitions Rep you can be. We hold 1-2 live deal reviews and trainings weekly, and the founder and Sales Manager are always on hand and available to help you overcome seller objections, logistics and obstacles of getting a tough deal done, and finding creative ways to make deals happen where others can't. Put simply...this gets you paid on way more deals by working on our team and mastering the skills we teach, than you would at any other company. We invest heavily in tools, tech, and resources. So we have an in-house Attorney on staff to help facilitate difficult legal deals which pop up all the time. We're always adding more CRM automation which will help you stay "top of mind" with your prospects at all times. We have a Brokerage in-house. So even if it's not a deal for our Investment team, you have 7 Licensed Agents to send the listing business over to. We work with the best Title Companies, Attorneys, Realtors, GCs, and PMs, and have all services 100% covered. Since we buy 6 different ways and sell 5 different ways...we have a solution for almost every single prospect you'll ever speak to! Again, this simply translates into you getting paid and making a ton of money as you continue to hone your skills and become GOOD at this. We believe in 100% transparency and expect the same from you, so ask any question you'd like! So, why are we hiring? Great question for sure, 2 reasons: 1 - The founder has had some major health issues for 2.5 years, that he's just now on the other side of finally! He's 80% better and on the upswing, getting better every day. We've always been wildly profitable, but during these health struggles (Lyme disease, mold toxicity, etc) the office was definitely a chaotic mess. And it STILL is FYI. Which is why we're hiring a ton of people in sales, and over on the Ops side, to help systematize, manage, and make things better in every way. And 2 - We're actively moving into 5 new markets across the next few months, remotely from our main Hub here in Centerville, and that's why we're actively hiring. We have a ton of things to do to get to where we want to be, and where we've already been before, but it requires some amazing, intelligent, dedicated people on our team to make it happen. And we're hoping you're one of them! The office is a fast-paced, go-go-go environment for sure. We used to call it a "friends and family" team since that's true, and many people here are friends or family. But we've started describing it more like a pro-NFL team. If everyone joining isn't independently amazing, it doesn't matter if we have 1 superstar...we'll still fail. Thus, everyone who joins has to be top quality A players, full of integrity, who want to be the best, but also TRULY has the entire team's best interests at heart. We only win together, and it takes a lot of great people to win, thrive, grow at the pace we want, and create the culture we want to have here! We currently buy 15-20 Properties each month here and we'll be ramping up to 30+ in a short period of time. The founder of the company is Bryan Blankenship, one of the top real estate investors in the entire nation. Our company has been in business since 2004 and has bought and sold over 3,000 properties. Even though the sales cycle is much longer, and each sale requires deep rapport, empathy, and creativity to solve, if you've been a top producer at anything, or have the skills, this will be an amazing career for you. If you've sold cars, insurance, construction, roofing, meatman door-to-door, windows, boats, houses, goats, or literally ANYTHING else and have done well, but know you could be making WAY more money, we'd love to have you join our team. Many of our best sales team members do not have direct home sales experience. One was a former machinist, another sold online marketing, and another owned a pawn shop. All backgrounds are welcome...if you can sell and prove it, you will fit in here! 85% of your sales will be phone sales only without ever going to the property. The other 15% will be an in-person sale, meeting the homeowner at their property or somewhere else. You'll drive one of our company vehicles to each appointment, so a valid DL with a mostly clean record is required. 60-100+ calls a day plus more texts, emails, and CRM updates is 100% a normal day here. Do you LOVE talking to people all day and have the drive, desire, and persistence to CLOSE deals? We've talked a ton about who we are, so who are you? Here's who you are: Detail-oriented, diligent, dependable, incredibly friendly and easy to talk to...so friendly that it would be hard to stop speaking to you! Must be motivated by success and the need to close a sale. Must LOVE winning and hate losing. This is a zero-sum game. Either you buy the property, or someone else does, and with our talent, resources, knowledge, and skills...we absolutely HATE losing the deal! You like to have fun and have a proven track record of phone sales and appointment setting. You call prospects fast, get on site quickly, layout a superb sales presentation, and close deals...not just create a bunch of activity. You are relentless with follow-up as you realize the fortune is in the follow-up and while you will always have plenty of lay-down deals, most deals are made by following up 5-10-30 times and will come after 1-2-6 months of consistent follow-up. You will be learning from the owner of one of the most successful long-term real estate investment companies in the Ohio region. We do operate all roles here via NC/NDA, so you can thrive on our team and learn a ton. We also offer rental properties and will help you build a portfolio for long-term wealth if you want to retire and live off of the cashflow in 10-12yrs, but with the NC/NDA, we absolutely do not hire anyone that doesn't want to be part of our team and make it their career. Here's what a top performer looks like: A professional that knows how to have fun and build instant rapport. Someone that understands that massive success comes from hard work and relentless follow-up. This person is teachable and always improving themselves by reading books, watching videos, doing mindset work, reading blogs, etc. We can and will train you every step of the way, but we can't make you dial the phone 120 times a day, send those emails, or make those last 7 calls at 6:14 pm when you know you should. Heck, we've been on-site sometimes at 915pm just to get a deal done! We work when the client is home or available. We only work 9a-6p M-F in the office, however, we will ALWAYS take calls when our clients want to do business and that occasionally means 8:45 pm on a Friday, 1:30 pm on a Sunday, etc. Again, we do not work in the office late nights or weekends, but you must be available when your clients call to land those deals. We are on their clock and we do business when they want to. If not, they will simply call someone else who will answer the phone and get the deal done. We don't have many calls on nights/weekends, but it will definitely happen so be 100% aware of this! A top performer is a fast starter and is extremely money motivated and looking for the right opportunity to use their superior people skills and talents to build a long-lasting career with a great company. They do not make excuses, they DELIVER RESULTS! Your most important asset will be a no-excuses attitude toward getting houses purchased effectively and efficiently, along with a burning passion for personal growth. Your ability to effectively take ownership of your role, your leads, and proactively create win/win solutions for our clients will make you a valuable asset here. We will go above and beyond to train you, help you, teach you a ton, and ensure you have everything you could possibly need for massive success. But we dial the phone for you and we can't do it all for you! That's 100% on you. And your income, success, or failure is 100% within your own control. Your overall goal is simple. Get 2 deals CLOSED each week, and you'll make the upper tier of that income scale. Obviously some deals fall apart for reasons outside of your control, so you'll need to sign 2.5 deals per week on average to get 2 fully closed and across the finish line. Do that, and you're easily earning $130,000-$150,000++. And the sky is the limit. We have GREAT bonuses here, so you can earn as much as you want from as many deals as you can buy! And your total pay package is very easy to understand! You're paid in 4 total ways here, and we'll show you the scale and how each deal is calculated during the interview so you thoroughly understand what your goals are and how you get paid the most. Overall, you'll have: 1 - You'll have an 8-week training period where you're given a small stipend base of $600 per week. This is simply to pay the gas and food bills while you learn. Many good reps are locking up some deals in weeks 2-4, but as we say above, you won't be hitting that consistent 2+ per week until you are here 6-8-12 weeks and have built that pipeline of deals coming around and closing! 2 - You'll have a Base Bonus/Commission for each deal you do. You'll have simple metrics that you have to hit during negotiations to get a deal closed. And each one you close pays a base bonus. But the goal to make more money is... 3 - You'll have an extra Bonus, per deal, for beating that "bare minimum" as listed above in number 2. If you're given a goal of $150,000 at most, and you buy the property for $135,000, well....another nice bonus is coming your way :) We buy deals better than anyone, so this level 3 bonus happens on 75% of properties. 4 - Lastly, you'll have another extra Bonus for doing more and more deals. Each time you reach a new tier, you get paid more, and it is retroactive to all deals for the month. IE: At 5+ closed for the month, you get a bonus, at 8+...another bonus, at 12+...yet another bonus. It incentivizes the best Reps to work hard and even when they've bought 11 properties for the month and fully exceeded their minimum goals on the 27th of the month, instead of coasting, we pay more the more you PUSH and the more you get done! So, I've rambled enough here already...... Responsibilities: • Become a pro at overcoming objections and providing the team value proposition through the use of our scripts so that customers can identify our team’s professionalism and integrity in all situations. • You will spend the larger part of your day communicating with prospective clients via telephone and email as well as managing all sequences of the sales cycle so that our client's needs are met in an efficient and organized way. • Achieve productivity, appointment setting and revenue targets while responding efficiently to customer inquiries (usually in the form of sales leads) in order to meet their needs. • Attend seller appointments in the field and negotiate win/win solutions for all parties. • Build rapport with sellers to overcome objections and get deals signed and closed! • Build a pipeline full of future clients. You will manage many hundreds of leads. Over 40% of your sales will come around after 3+ months of follow-up. The larger your pipeline becomes, the easier it is to close routine deals 1-3-6 months later paying you for consistent effort! • Must be very tech-inclined. You'll make 60-100+ calls per day to follow up with prospects, respond quickly to warm/hot inbound leads, update our CRM all day, and stay on task until deals are closed. You'll use 5-6 different pieces of software, research tools, etc to facilitate your job so you have to be adept and efficient at all things tech. • Talk, chase, talk, chase and talk some more. Very heavy phone requirements. Not afraid to get creative, reach out on LI, FB, or some other platform to find someone as some deals will require! • Many more hard and soft skills that make you a great salesperson. Qualifications: • Culture: Candidates must first and foremost fit in with our awesome company culture and add value through their insights and experience. Candidates must (obviously) be great at closing sales, relentless with following up on leads, very skilled at managing time and prioritizing work, and have a passion to perfect their craft and become world-class! • Communication Skills: You have to talk well...and a lot. If you hate phones, this isn't the career for you. • Type of Person: We only hire “A Players”, you must be the best at what you do. You must fit in well with us while having a mindset of ownership for your part...This position is directly responsible for the success or failure of the business so if you have a tendency to blame others you will not last. You don’t wait to be told what to do...grab the bull by the horns and GO! You have a complete willingness to do what it takes to commitment to continuous personal growth and be eager to learn more about the real estate investment industry. Reliability is big in this position....you will need to keep your agreements even if it hurts to do so. You'll also want to be eager to provide references of bosses and peers from previous jobs...you will be required to have them call us. Lastly, be drama-free...we don't like drama. Schedule: Understand that this is not a 9-5 job. We're only looking for those that want a long-term career and understand that this is SALES. We work and take calls when the clients want to make a sale. We're on their time schedule, they are not on ours. You're expected to answer and return calls during all reasonable hours, even at home, out to dinner, etc. Those who succeed here put the client first and make it happen. While the bulk of activity is always during 9a-6:30p office hours, there will be calls at 8:45p, calls on Saturday at 8:30 am, calls on Sunday at 4:42p, etc. We make the sale when clients want to sell and we only surround ourselves with top “A players” that understand this. Experience: It's good if you have had a job in sales – but that’s not required; Must have a willingness and desire to take ownership; Must able to get trained in our sales methodologies, take direction AND work independently of management. You will be expected to make phone introductions to previous employers and work peers. Preferred: It is preferred you have specific experience in the following areas: Sales, Negotiation, Closing Sales, and Sales Management, trained in the Sandler Selling system or something similar. Technology: We use most of the basics, like MS Office, but we also use a custom CRM, so let us know how tech-savvy you are! You don't need to type 100 wpm, but you will need to be able to use our systems to record notes and info. And FYI: We are not your typical big company looking to squeeze every nickel out of our clients. We are a small company looking to create deals that benefit both parties. So if you are only about making money and not benefitting the community, and making sure that everyone involved feels like they won..... then this role just won't be for you. But I hope it is. And I hope you are the right kind of person we're looking for. Because we're excited as heck to grow this team and make it amazing again. With the founder's health issues mostly behind him, growth, the right people, and the right systems and training is our ONLY focus right now. Compensation: $135,000 - $160,000 yearly
