    Abaris Real Estate Management is urgently seeking a qualified and experienced On‑Site Condominium Manager for Potomac Oaks Condominium, a large, established community of over 500 garden‑style condominium units located in Gaithersburg, Maryland. The community features extensive green space, mature trees, a swimming pool, tennis courts, and a central boiler plant. This is a full‑time, onsite leadership position responsible for overseeing the daily operations, maintenance, staff, and vendors at the community. The onsite team includes an Assistant Manager and two Maintenance Technicians. Compensation is up to $95,000 annually, based on experience, and includes a full benefits package with health insurance, paid holidays, and vacation. Responsibilities: • Oversee the overall operation and physical condition of the property, including building systems, grounds, and common areas • Supervise and support onsite staff to ensure efficient daily operations • Manage vendors and contractors, including scheduling, performance oversight, and service quality • Conduct routine inspections of buildings and key systems, including the central boiler plant • Coordinate maintenance, repairs, and capital improvement projects from start to completion • Serve as the primary on-site point of contact for residents and the Board of Directors • Attend and participate in Board meetings, offering operational insights and recommendations • Monitor property needs and recommend improvements to enhance performance and resident satisfaction • Respond to and manage after-hours emergencies, including leaks, fires, and critical system failures Qualifications: • Prior condominium management experience required • Must hold at least one professional certification: CMCA, AMS, or PCAM • Strong knowledge of building systems and vendor management practices • Excellent communication and organizational skills Compensation: $95,000
