We are seeking a dependable, hands-on Part-Time Maintenance Technician to help maintain a 103-unit apartment community in Mobile. This is an onsite role for someone who takes pride in quality work, responds well to resident needs, and can handle a broad range of apartment maintenance and make-ready tasks.
Responsibilities
Complete resident service requests promptly and professionally
Perform general repairs involving plumbing, electrical, HVAC, appliances, drywall, painting, doors, locks, windows, blinds, and fixtures
Assist with vacant-unit turns and make-readies, including repairs, painting, cleaning support, and punch-list completion
Conduct routine property inspections and preventive maintenance
Maintain common areas, grounds, sidewalks, breezeways, dumpster areas, and equipment in clean, safe condition
Troubleshoot maintenance issues and report major repairs or vendor needs to management
Maintain organized maintenance areas, tools, keys, supplies, and inventory
Follow company safety procedures and applicable housing, building, and Fair Housing requirements
Communicate clearly with the property manager, residents, vendors, and team members
Assist with after-hours emergency maintenance on an as-needed basis
Qualifications
Previous apartment maintenance, residential maintenance, or skilled-trade experience preferred
Working knowledge of basic plumbing, electrical, HVAC, appliance repair, carpentry, drywall, and painting
HVAC/EPA certification is preferred but not required; strong HVAC troubleshooting experience is a plus
Ability to work independently, prioritize service requests, and complete work accurately
Professional, respectful customer-service approach with residents
Valid driver’s license and reliable transportation
Ability to safely lift up to 50 pounds, use ladders, and perform physical maintenance work indoors and outdoors
Must be dependable, organized, and able to pass applicable pre-employment screening
