Abaris Real Estate Management is seeking an experienced On-Site Community Manager to oversee the daily operations of a 404-unit garden-style condominium community in Germantown, Maryland. Supervise and support the on-site Administrative Assistant and Building Engineer. Manage vendor contracts, monitor performance, and coordinate maintenance and capital improvement projects. Prepare and manage annual budgets, review financial reports, and monitor operating expenses. Conduct regular property inspections to ensure the community is clean, safe, and well maintained. Oversee the operation and maintenance of community amenities, including the swimming pool and community room. Respond to homeowner inquiries and resolve concerns in a professional and timely manner. Prepare Board meeting agendas, management reports, meeting packets, and follow-up documentation. Ensure compliance with governing documents, association policies, and applicable local, state, and federal regulations. Coordinate emergency response efforts and oversee maintenance projects as needed. Qualifications: 3+ years of condominium association management experience required. Experience managing condominium communities and working directly with Boards of Directors. Strong financial management experience, including budgeting and financial reporting. Proven leadership experience supervising staff and coordinating vendors. Excellent communication, customer service, and conflict resolution skills. Strong organizational skills with the ability to manage multiple priorities. Proficiency with Microsoft Office; property management software experience is a plus. CMCA, AMS, or PCAM designation is a plus. Compensation: $80,000 - $100,000 yearly
