Operating Engineer – Class A Office Property We are seeking an experienced Operating Engineer to support the daily operation, maintenance, and repair of Class A office properties. This role is responsible for advanced mechanical systems including HVAC, electrical, plumbing, and building automation systems to ensure optimal building performance, tenant comfort, and safety. Key Responsibilities

• Operate, maintain, and troubleshoot HVAC systems including chillers, boilers, AHUs, VAVs, pumps, and controls
• Perform preventive and corrective maintenance on mechanical, electrical, and plumbing systems
• Monitor and adjust Building Automation Systems (BAS/BMS)
• Respond to work orders, service requests, and emergency calls
• Coordinate and oversee vendors and contractors
• Maintain logs, reports, and maintenance documentation
• Ensure compliance with OSHA, EPA, and local regulations
• Support energy efficiency and reliability initiatives Qualifications
• Experience in commercial or Class A office environments
• Strong HVAC knowledge; electrical and plumbing experience required
• Ability to read blueprints, schematics, and technical manuals
• EPA Refrigerant Certification preferred
• Mechanical, HVAC, or Engineer licenses a plus
• Valid driver’s license required Work Environment & Physical Requirements This position requires the ability to lift up to 50 pounds, climb ladders, work in mechanical rooms, rooftops, and confined spaces.
