The position is full-time or part-time based on the applicants schedule. Conduct a site survey and prepare a Property Condition Report (PCR) using report templates according to ASTM E2018. The PCR will include Immediate Repairs and Replacement Reserves cost tables with 12-year reserve terms. Perform municipal research (fire, building and zoning departments) and obtain and put pertinent maps on templates (location map, aerial, site plan if provided, floor plans if provided, and flood map). Pertinent documents such as fire alarm and sprinkler inspection reports, elevator certificates, roof warrantees, etc. . During site survey an investigation will be conducted to find existing and potential issues and problems: - Roof condition and life expectancy - Structural and exterior walls - Foundation and concrete slabs - ADA accessibility, Fire and Life Safety Code Compliance - Electrical panels and wiring - Plumbing fixtures and piping - Air conditioning equipment & ductwork - Elevators, stairs, entrances and exits - Existing tenant improvements - Walkways, parking & drives - Landscape, irrigation system, site grading & drainage
