THE COMPANY
Orion Office REIT specializes in the ownership, acquisition and management of a diversified portfolio of mission-critical and corporate headquarters buildings in high-quality suburban markets across the U.S. The portfolio is leased primarily on a single-tenant net lease basis to creditworthy tenants.

THE ROLE The candidate will help maximize the performance of a national real estate portfolio of properties. The candidate will help make asset level decisions through analytical review of operating cash flows, NPV analysis, ROI and risk/return modeling, risk management, and benchmarking. The ideal candidate will have strong ARGUS skills, extensive experience with Excel model building, and experience working with Co Star. The candidate must also have experience evaluating provisions in leases and loan documents. This position reports to the VP, Investments but the candidate will interface with other Orion departments including Property Management, Construction Management, Accounting, Operations and with external parties including real estate brokers, tenants, and third-party consultants.
SPECIFIC RESPONSIBILITIES WILL INCLUDE, BUT NOT BE LIMITED TO:
- Maintain Argus models for single and multi-tenant buildings
- Provide detailed financial analysis of operating results and expectations for each property in portfolio
- Prepare hold vs. sell analyses for real estate assets
- Analyze and evaluate capital expenditures and leasing decisions
- Evaluate leasing proposals for lease extensions and for new leases
- Assist with strategic decisions through NPV analysis, ROI modeling, and risk management
- Prepare asset level budgets and forecast portfolio performance
- Solicit, evaluate, underwrite and summarize third party reports and market due diligence
- Assist in predicting and resolving tenant credit deterioration
- Maximize total return of each asset by identifying opportunities to improve performance
- Regularly interact with property management and leasing teams to create/enhance value
- Assist with initial underwriting of acquisition opportunities
- Maintain and circulate Weekly Asset Management Pipeline and Quarterly Impairment Tests
- Prepare Committee Memos for presentation to, and review by, Orion Investment Committee
CANDIDATE PROFILE
- 1-2 years of institutional office or other relevant real estate experience
- Ability to develop financial models with advanced proficiency of ARGUS and Microsoft Excel
- Must have experience conducting market, submarket and property level due diligence
- Ability to manage multiple priorities in a fast-paced environment
- Must possess strong attention to detail and accuracy driven discipline
- Strong project management, oral and written communication, and interpersonal skills
- Bachelor’s degree in business related discipline
