You will be part of a dynamic team of over 40 professionals, acting as a trusted advisor to ensure the successful delivery of complex construction and development initiatives.
About the Role
In this position, you will serve as a key project coordinator, overseeing the full lifecycle of commercial and institutional construction projects. You will act as the primary link between the client, the design team, and the general contractor, ensuring vital information exchange and inspiring project teams to achieve objectives. Whether managing a ground-up school facility, a complex office renovation, or a mixed-use commercial development, you will apply your expertise to mitigate risk, control costs, and ensure quality in a fast-paced environment.
Key Responsibilities
Project Leadership
- Support project teams (Architects, Engineers, Contractors, Consultants) to achieve project goals.
- Serve as a key client contact, managing expectations and ensuring the project aligns with their operational needs (e.g., school academic calendars or office lease start dates).
- Cultivate strong working relationships with peers and external partners involved in Orr Partners' projects.
Financial & Contract Management
- Create, maintain, and manage comprehensive project budgets.
- Assist in developing and assembling procurement documents such as RFPs, RFQs, contracts, and exhibits.
- Review and approve invoices, pay applications, and change orders.
Schedule & Documentation
- Support the development and maintenance of master project schedules.
- Prepare and distribute detailed weekly reports, including meeting minutes and task lists.
- Document project progress through regular site photography and field reports.
- Establish and maintain organized electronic project files using platforms such as Dropbox and other file-sharing systems, and diligently file all project-related email correspondence.
Operations
- Undertake necessary travel to project sites, county offices, consultant meetings, and client offices within the DC Metro area.
- Proactively seek guidance and feedback from senior personnel to facilitate professional development.
Qualifications
- Education: Bachelor's degree in Construction Management, Engineering, Architecture, Business Administration, or a related field.
- Experience: Minimum of three (3) years of experience leading construction or real estate development projects, with at least one year as an owner’s representative, is preferred. Experience managing external clients and owners is highly preferred over strictly in-house experience.
- Sector Expertise: Demonstrated experience managing Mixed-use, Multifamily, Commercial Office, K-12/Higher Education, or Public Sector projects is highly preferred.
- Technical: Demonstrated familiarity with Project Management methodologies and software.
- Communication: Exhibits strong, positive energy and excellent communication skills.
Required Skills & Certifications
- Project Management Professional (PMP)® certification (preferred).
- Must be able to create and update project schedules using Microsoft Project.
- OSHA training (10 or 30 hours preferred).
- Experience working with a general contractor, engineering firm, or architecture firm.
- Good people management and negotiation experience.
- Understanding of the entitlement and permitting processes in Northern Virginia jurisdictions.
