Owner’s Representative – Commercial Ground-Up Construction

Are you an experienced Owner’s Rep, Project Manager, or Construction Manager with a track record in ground-up commercial construction? Have you worked for a developer on projects like industrial, storage, or office buildings?
Our client, a long-standing and reputable commercial real estate owner, developer, and investment firm, is seeking an Owner’s Representative to lead ground-up projects along the West Coast. Acting as the owner’s eyes and ears on every jobsite, you’ll guide the entire construction lifecycle—from design review through closeout—while safeguarding quality, schedule, and budget. Reporting to the Development Manager, you’ll collaborate closely with architects, engineers, and general contractors to deliver best-in-class projects.

Key Responsibilities
- Represent the owner throughout design and construction, ensuring projects meet design intent, quality standards, and financial targets.
- Oversee general contractors: monitor schedules, chair construction meetings, review pay applications and change orders, and lead punch-list and closeout.
- Coordinate with architects and engineers on design changes, RFIs, ASIs, and submittals.
- Conduct regular site walks and milestone verifications across multiple West Coast projects.
- Prepare bid packages, support contractor selection, and provide cost estimating and value-engineering input.
- Review construction documents for completeness and constructability; identify and resolve issues early.
- Assist asset management with capital improvements and warranty work as needed.
Qualifications
- 8–10+ years of experience in commercial ground-up construction, preferably as an owner’s rep, developer’s construction manager, or similar.
- Strong knowledge of construction means, methods, and sequencing; light gauge/structural steel Type I & II experience is a plus.
- Proficiency in scheduling and project management tools (Procore, Smartsheet, MS Project, or Primavera P6).
- Excellent communication, negotiation, and time-management skills; adept at diffusing high-stress situations.
- Working knowledge of construction accounting and cost coding.
Compensation & Benefits
- Total Compensation: $135,000 - $180,000
