The ideal candidate will have proven skills in developing business relationships, generating leads that turn into sales, and ensuring compliance with federal, state, and local policies and regulations. Responsibilities: • Visit sites with clients and explain the features of the buildings along with financial and analytical data • Act as the go-between in negotiations with buyers and sellers over property prices, and during the closing of sales to ensure all transactions are accurate and legal • Respond to customer calls, emails and web requests in a timely manner to ensure customer satisfaction • Have all properties inspected thoroughly to identify any possible repairs to assist clients with purchase/sale negotiations • Seek out acquisition targets and grow book of leads to help ensure future growth • Prospecting Activities utilizing a variety of methods via phone, email, direct mail, and more. • Tour properties and conduct meetings with clients and prospects • Develop and maintain your own book of business and client relationships • Interface closely with architects, contractors, lawyers, building owners, leasing agents, appraisers, and other professionals involved in the commercial real estate business. • Financial Analysis and Underwriting • Negotiate Commercial Leases and Sales Contracts • Research and Learn about the Houston Commercial Real Estate Market Qualifications: • Skilled in industry practices and lease language • Excellent communication and negotiating skills • Self motivated and self sufficient • Some knowledge of marketing and advertising • Successful candidates exhibit several key qualities including: self-motivated, independent, comfortable with autonomy, strong organizational skills, strong interpersonal skills, ability to self-reflect and adjust/pivot/adapt • Able and Willing to procure new business through Prospecting • Experience in Sales or Real Estate preferred • Four-year college degree required • Texas Real Estate License will ultimately be required • Commitment to a career vs. "a job" Compensation: $100,000 yearly
