  • Responsibilities

    MAINTENANCE TECHNICIAN

    DUTIES

    • Performs custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, snow removal, etc.
    • Performs a variety of maintenance duties, to include pest control, appliance maintenance, carpentry, electrical, and HVAC work
    • Focus on plumbing maintenance
    • Respond to resident requests in a timely fashion and with positive attitude
    • Works with vendors and specialists
    • Technician required to be on-call 24 hours a day, 7 days a week
    • Any other duty and or task deemed fit by management

    NECESSARY SKILLS

    • Knowledge of safety standards
    • Basic domestic electrical, carpentry and HVAC skills
    • Advanced knowledge of plumbing
    • Basic communication skills to work with and relay issues to property managers

    PLUMBING SPECIALTY

    DUTIES

    • Installs pipes and fixtures, such as sinks and toilets, for water, gas, steam, air, or other liquids
    • Installs supports for pipes, equipment, and fixtures prior to installation
    • Assembles fittings and valves for installation
    • Modifies length of pipes, fixtures, and other plumbing materials as needed for a building
    • Installs heating and air-conditioning systems, including water heaters
    • Tests plumbing systems for leaks and other problems
    • Analyses problem and identifies appropriate tools and materials for repair
    • Follows health and safety standards and complies with building codes
    • Performs inspections of plumbing systems to identify and replace worn parts

    SKILLS

    • Must have the ability to repair all related kitchen equipment.
    • Must be able to install new/used equipment including faucets, lavatories, toilets, flush valves, sinks, drinking fountains, domestic water heaters.
    • Must be able to operate appropriate construction tools and equipment.

    REQUIREMENTS

    • Needs reliable form of transportation
    • Valid Drivers licenses

    PHYSICAL CAPABILITIES

    • Capable of lifting, bending, stooping, pushing & pulling heavy loads
    • Must be able to lift and/or carry up to 75 pounds
    • Must be able perform repetitive motion for extensive amount of time
    • Ability to stand for long periods of time (full shift)

    EXPERIENCE

    • High school diploma

    • Completion of plumber apprenticeship

    • 3 – 5 years of certified plumbing work

    • Preferably a minimal of 3-5 years residential property maintenance experience.
