Currently, we are in search of an experienced, energetic full-time Construction Project Manager in Cincinnati, OH.
Responsibilities and Duties
Preconstruction Primary Responsibilities:
Audit of product design – identify possible constructability issues and opportunities for betterment/cost savings
Evaluate and assist in establishing budgetary pricing using historical costs, market knowledge and appropriate inflation
Manage bid procurement process
Assist in negotiating agreements with subcontractors
Assist in establishing an acceptable construction schedule
Coordinate an acceptable phasing and construction staging plan
Coordinate with architect and engineers during construction document stage as needed to answer RFIs and procure building permits and other permits needed from applicable governing authorities
Construction Responsibilities:
Manager of all onsite construction activity (or primary day-to-day representative if 3rd party GC)
Ensure all trades are in compliance with construction drawings, including all wall, ceiling, and exterior assemblies; establish an appropriate reporting schedule with the architect
Review and sign-off on work in place as reflected in monthly pay applications
Document and report onsite issues or concerns to VP, strategize on solutions
Attend weekly on-site contractor team meetings
Ensure quality control – provide findings in an update report
Provide weekly schedule updates
Audit and advise on requested change orders
Advise when additional 3rd party support is recommended (outside of typical)
Ensure compliance with governing authorities, address any issues with VP
Attend weekly coordination meetings with PLK Property Management to facilitate product turnover
Ensure temporary/final certificates of occupancy are obtained and consistent with the construction schedule
