    Condominium Property looking for a Full Time Maintenance/Groundskeeper

    This is a full time hourly position with overtime potential.

    TYPE OF WORK:

    Maintenance

    SKILLS, KNOWLEDGE: General apartment maintenance experience, knowledge of appliance repair, light carpentry, plumbing and electrical knowledge, sheet rock repair, painting, knowledge of safety procedures, safety conscious, steady and dependable, ability to work with pressure of deadlines, and ability to flex work schedule to accommodate after hour and weekend emergencies.

    SUMMARY OF FUNCTIONS: Responsible for maintaining the physical condition and appearance of the properties. Organize, coordinate and manage the overall maintenance programs including exterior property appearance and timely work order service. Available to be “on call” 24 hours is a plus. It is not often needed but we do get those late night and weekend calls - we are open to discuss this.

    MAJOR DUTIES AND RESPONSIBILITIES: Duties may include, but are not limited to:

    1. Inspect the exterior of the property. Perform building and common area upkeep as needed. Assist in keeping grounds neat and free of litter and trash. Emptying trash, cleaning parking lot, vacuum as needed, etc. Janitorial and groundskeeping duties will account for approximately half of your workday.

    2. Diagnose and perform minor and routine maintenance/repair in a timely and professional manner. Assure all service requests are completed. Accurately document work performed on service request. Complete renewal service requests in the same timely fashion. Follow-up on incomplete service requests.

    3. Promote good public relations with residents, co-workers, and company staff through great “people” attitude and resident trust. Always display a friendly and courteous attitude towards residents and other employees.

    4. Complete or oversee the completion of preventative maintenance.

    5. Perform effective emergency maintenance (after hours) as required - negotiable.

    OTHER REQUIREMENTS: Hours of Work: 8:00a.m. to 4:00p.m. As needed on other days based on level of service requests. Would like to discuss “on call” 24 hours per day arrangement.

    Amount of Overtime: As needed for emergencies.

    Tools: Tools provided by the property.

    Transportation: Must have a dependable vehicle. Must provide proof of liability insurance for same.

    Education: High school education or trade school required. Must be literate.

    Valid Driver’s License required.

    Pay: $18-22.00 per hour, based on experience.
