    Job Overview: We are seeking a dedicated Facility Maintenance Technician to join our team responsible for ensuring the upkeep and smooth operation of both a multifamily apartment complex and a mobile home park. The ideal candidate will have a strong background in maintenance tasks relevant to both types of properties, including plumbing, electrical, carpentry, and groundskeeping. This role requires a proactive individual capable of handling diverse repair and maintenance duties efficiently and effectively to maintain high standards of safety, functionality, and appearance across both properties.

    Responsibilities:

    Conduct regular inspections of the apartment complex and mobile home park to identify maintenance needs, safety hazards, and areas for improvement.

    Perform repairs and maintenance tasks on plumbing systems, such as fixing leaks, unclogging drains, and repairing or replacing fixtures in both residential units and common areas.

    Address electrical issues promptly, including troubleshooting problems, repairing outlets and switches, and ensuring proper functioning of lighting fixtures.Handle carpentry tasks as needed, such as repairing doors, windows, cabinets, and walls, and performing minor renovations or installations.

    Maintain the grounds of both properties through routine landscaping tasks, including mowing, edging, trimming, weeding, and maintaining flower beds and common outdoor areas.

    Respond promptly to maintenance requests from residents and property management, prioritizing urgent issues and ensuring timely resolution of all reported problems.

    Perform preventive maintenance tasks to extend the lifespan of equipment and facilities, including regular inspections, cleaning, and servicing of systems and appliances.

    Keep accurate records of maintenance activities, including work orders, repairs, inventory, and inspections, using digital systems or paperwork as required.

    Assist with property upgrades, renovations, and special projects as directed by management, collaborating with contractors and other team members as needed.

    Ensure compliance with safety regulations and maintain a safe working environment for yourself, colleagues, residents, and visitors by following proper procedures and protocols.

    Qualifications:

    High school diploma or equivalent; vocational training or certification in maintenance-related fields preferred.

    Proven experience in facility maintenance, including plumbing, electrical, carpentry, and landscaping, preferably in multifamily residential settings or mobile home parks.

    Strong problem-solving skills and the ability to diagnose and troubleshoot maintenance issues independently.

    Excellent time management and organizational skills, with the ability to prioritize tasks and manage multiple assignments effectively.

    Strong communication skills, both verbal and written, with the ability to interact professionally with residents, colleagues, and external contractors.

    Physical stamina and dexterity to perform tasks that may require lifting, bending, climbing, and operating equipment safely.

    Knowledge of safety protocols and regulations relevant to maintenance work, including OSHA guidelines and local building codes.

    Valid driver's license and reliable transportation.
