Palm Beach Tan, the industry leader in Sunbed and Spray Tanning, with over 200 corporate-owned stores in 17 states and over 300 franchise locations nationwide, is looking to add a Real Estate Manager to our team.
The Real Estate Manager will ensure lease renewals are negotiated to the benefit of Palm Beach Tan in a timely manner. The ideal candidate will have experience working in a real estate department for a regional or national retailer with a working knowledge of retail leasing terms, practices, and methods.
This is a full-time position located in Coppell, TX.
Responsibilities:
Conducting lease negotiations on renewals, lease assignments, and new lease negotiations
Manage tenant improvement allowances toward remodels, and TI reimbursement on new locations
Working with operations on evaluating current leases and determine if renewals should occur
Conduct research as needed to ensure lease renewal terms are appropriate with current market, location, and other factors
Manage all lease expirations within the required time frame suitable for renewal or closing location.
Working with local broker to find new locations, look for relocation opportunities
Manage the proprietary mapping platform with local broker
Working under general supervision the Real Estate Manager will work with an external real estate attorney to prepare initial lease documentation for final approval
Managing various projects related to asset management, acquisitions, and growth opportunities
Work with Facilities and Operations departments regarding repairs that are the landlord’s responsibility
Qualifications:
3-5 years' experience in a real estate department for a regional or national retailer
Working knowledge of retail leasing terms, practices, and methods
1-3 years demonstrated proficiency in project management
Working knowledge of lease administration software, preferably Pro Lease
Proficient knowledge of Microsoft Office Programs; specifically, Excel, Outlook, and Word
Bachelor’s Degree preferred or equivalent experience
