    We’re looking for a reliable, self-motivated Part-Time Maintenance Technician (“Boots on the Ground”) to oversee the day-to-day condition of our Athens facility. • 15-20 hours per week (schedule flexible) • Night/weekend availability on occasion This role is ideal for someone who: • Takes pride in keeping things clean and running smoothly • Is comfortable working independently • Has basic handyman skills • Wants consistent, flexible part-time work You will be responsible for routine site visits, light maintenance, unit prep, and reporting back to our remote management team. What We’re Really Looking For This isn’t just a “maintenance” role—we’re looking for someone who: • Notices things before they become problems • Takes ownership of the property • Communicates clearly and proactively • Represents our company well when interacting with tenants Why This Role is a Great Fit • Flexible schedule • Independent work environment (no micromanagement) • Steady, predictable workload • Opportunity to grow with a fast-growing company Responsibilities: Facility Inspections & Upkeep • Conduct weekly walk-throughs of the entire property • Pick up trash, remove debris, and maintain overall cleanliness • Sweep/blow out units and common areas as needed • Remove cobwebs and keep buildings looking presentable • Monitor for damage, safety issues, or unusual activity Unit Turnover & Readiness • Prepare vacant units for new tenants: • Sweep, clean, and inspect units • Check door functionality and lubricate tracks • Install locks and update availability status • Report any damage or excessive cleaning issues immediately Locks, Auctions & Delinquency Support • Install and remove overlocks on delinquent units • Assist with lock cuts and lien/auction processes • Take photos/videos for documentation and auction listings • Track and log lock inventory using mobile apps Light Maintenance & Repairs • Perform basic repairs, including: • Door adjustments and lubrication • Latch replacements • Minor fence or gate fixes • Light bulb replacement • Weed control and pest treatment • Identify larger issues and communicate with management Security & Property Oversight • Check that gates, lighting, and cameras are functioning • Clean cameras and remove obstructions (webs, dirt, etc.) • Report suspicious activity or concerns immediately Tenant & Vendor Support • Assist tenants occasionally with on-site needs (lockouts, access, etc.) • Meet vendors on-site when needed • Help coordinate and verify completion of outside work Reporting & Communication • Log all site visits and tasks using mobile apps (forms, photos, notes) • Communicate regularly via text, phone, and email • Notify management of issues before completing non-routine work Qualifications: • Excellent work ethic, communication skills, time management skills, and attention to detail • Needs to have availability to respond on nights and weekends to on-call maintenance requests • Reliable, punctual, and able to work independently • Basic handyman or maintenance experience preferred • Comfortable with light physical labor • Detail-oriented and takes pride in clean, well-maintained spaces • Must own a smartphone and be comfortable using apps • Local to Athens, TX Compensation: $18 - $20 hourly
