We’re looking for a Part-Time Property Manager who leads with integrity, thrives on results, and takes pride in building thriving communities. You’ll oversee financial performance, resident satisfaction, and operational excellence while ensuring HUD and affordable housing compliance, and bringing Sunchase’s core values to life every day. We have 2 positions available (please let us know which position you are applying for): • One position requires HUD housing experience • The other position does not require HUD experience Responsibilities: • Tour prospective residents, effectively communicating the benefits and lifestyle of the community while adhering to Fair Housing regulations. • Follow up with prospects, maintain accurate records, and ensure a smooth HUD-compliant application and screening process. • Maintain and audit resident files to ensure full compliance with HUD program requirements (e.g., Section 8, EIV, TRACS, and REAC ). • Enforce community policies and company standards while upholding federal, state, and local housing regulations. • Partner with maintenance to ensure timely completion of work orders and outstanding property presentation. • Manage vendor relationships, schedule work, and review invoices for accuracy and budget alignment. • Collect and process rent payments accurately, including compliance with HUD rent calculation standards. • Maintain complete and compliant lease files, recertifications, and resident documentation. • Send timely notices and correspondence to residents while ensuring compliance with HUD notice requirements. • Handle resident concerns quickly, ethically, and with a customer-first approach. • Drive renewals and retention to meet occupancy and financial goals while ensuring compliance with HUD and affordable housing guidelines. • Prepare and report weekly leasing activity, monthly accounting documentation, and HUD-required reports. • Support company initiatives and uphold Sunchase policies at all times. Qualifications: • High school diploma or GED preferred; additional education in business, management, or real estate a plus. • Proven experience as a Property Manager , ideally with HUD, Tax Credit, or other affordable housing communities. • Strong working knowledge of HUD regulations, Section 8, EIV, TRACS, REAC inspections, and Fair Housing laws. • Prior use of property management and accounting software; Yardi experience a plus. • Strong understanding of financial reporting, budgeting, and performance metrics. • Excellent verbal and written communication skills. • Professional, courteous, and solution-focused demeanor when interacting with residents, vendors, and team members. • Strong organizational skills, attention to detail, and ability to manage multiple priorities. • Ability to work a flexible schedule, including weekends as needed. • Must be able to tour the community and climb stairs during property visits. Compensation: $23 - $26 hourly
