Part-Time Maintenance Handyman – Lake City, FL We’re looking for a skilled and reliable Onsite Maintenance Technician to join our team on a part-time basis in Lake City, FL. If you have hands-on experience with property repairs and upkeep, we want to hear from you! Your role will include: • Performing routine maintenance and basic repairs • Handling plumbing, painting, flooring, minor electrical, and HVAC tasks • Ensuring the property is functional, clean, and visually appealing The ideal candidate has solid technical know-how, problem-solving skills, and a background in property maintenance or similar fields. Responsibilities: • Expect 15 to 20 hours a week • Work alongside the Onsite Property Manager • Make sure the tenants are safe and happy in their place • Perform minor and major repairs on the property • Replaces broken windows; repairs doors, door locks, and closets; installs window blinds • Completes daily, weekly, and monthly checklists on property equipment maintenance procedures and maintains records of scheduled maintenance procedures • Repairs electrical equipment and control circuits; replaces faulty electrical switches; repairs refrigeration equipment • Installs electrical wiring and equipment; new electrical services, wiring during remodeling projects; replaces and repairs wiring as needed • Responds to emergency maintenance requests as required • Assists with the renovation/remodeling of the units; repairs plaster and drywall; paints property structures, and installs flooring • Obtain quotes for supplies and repair parts; order parts as needed • Violations, rent increase notices, inspection notices, etc. • Ensure timely vacancy turnaround • Ensure consistent quality, curb appeal, lawn care, asset preservation, and risk management according to company standards Qualifications: • 1 year of responsible experience in property maintenance and repair, or an acceptable equivalent combination of education and experience • Good abilities in the use of hand and power tools • Ability to read and comprehend simple instructions, short correspondence, and emails • High school diploma or general education degree (GED) • You must also possess manual dexterity and physical stamina Compensation: $14 - $20 hourly
