Internship Overview: The goal of the internship is to provide exposure to Penzance’s primary lines of business and the basics of commercial real estate operating and investing principles. Participants will shadow a member of the Investments Group, as well as collaborate with members of the Development, Asset Management and Finance teams. Participants will be expected to assist in completing daily ad hoc assignments, as well as long-term projects including but not limited to: assisting with property and portfolio-level financial analysis, conducting market research, assisting with asset management related responsibilities, helping to create and edit pitchbooks and other marketing materials, and participating in leasing and management calls. Interns can expect to gain exposure to the business through: Working alongside the Investments team to underwrite potential acquisition and development opportunities by performing complex financial analyses, including discounted cash flows, development of sources and uses, promoted and carried interests, and scenario and sensitivity analysesSupporting the Asset Management team in executing property business plans to maximize value at each asset, including review of asset management projection models and historical deal performanceAssisting in performing a wide range of analyses, including: refinancing analyses, valuations, sell/hold analyses, leasing NPV/NER, and other ad hoc analysesGathering and synthesizing macro and micro economic, demographic and detailed real estate market dataReviewing public records and proprietary commercial real estate software to identify potential off-market acquisition opportunities Qualifications:Class of 2023 candidates currently pursuing bachelor’s degree in a related major, with an interest in commercial real estateStrong financial and analytical skills, including advanced proficiency with Microsoft ExcelPrior internship experience in real estate is preferred but not requiredExcellent written and oral communication skillsPenzance is an equal opportunity employer.
