    About the Role:

    The Accounting Manager is responsible for the day-to-day financial management activities for various development projects. They will manage multiple projects at a time (assisted by a Senior Project Administrator, Contract Administrator, and other development staff). They are responsible for ensuring the proper set-up of budgeting and coding for the projects with the end goal that projects can be clearly tracked and reported for the applicable parties and the proper releases of CIP at the appropriate time. They are responsible for ensuring that accounting for acquisitions and dispositions are appropriately recorded, in accordance with the Federal Income Tax basis of accounting, including clear and appropriate documentation for the recognition of gains under the percent of completion methodology. They need to be comfortable with real estate accounting and be able to read and understand contracts. They will assist with budgeting and forecasting, job cost reporting and corporate entity and property management accounting. These activities include maintaining adequate controls and regular financial tracking and reporting.

    What you’ll do:

    • Oversee the job cost process to ensure there is an accurate accounting of costs by Job, controls in place to facilitate the strict adherence to budget, and the ability to correctly forecast in the Yardi Voyager Job Cost module.
    • Oversee the facilitation of monthly/quarterly job cost meetings and ensure the participation of appropriate members of the development team, the accounting team, and the EVP/CAO to review job cost status and % of completion.
    • Develop job cost and development reporting processes and documentation to meet management reporting needs
    • Coordinate with Accounting – Special Projects, to approve and ensure the timely submission of all construction related draw requests
    • Resolve any job cost report discrepancies in conjunction with Senior Project Administrator and Project Manager. Review all requests for transfers of any miscoded costs or reallocations of any job costs in Yardi.
    • Create month end closing calendar for development, ensure that everyone is clear about what needs to occur, participate in month end close by ensuring job cost related entries, including, but not limited to job cost accruals, CIP account balances and gains/losses on percentage of completion projects are recorded timely and accurately and review assigned financial reporting packages.
    • Ensure gains and losses are calculated in accordance with the Federal Income Tax basis of accounting, including clear and appropriate documentation under the percent of completion or other applicable methodology.
    • Oversee the job cost accrual process and review all period-end accruals to ensure they are reasonably estimated, recorded timely and appropriately supported with applicable documentation attached.
    • Work with the corresponding accountant and Project Managers to ensure that percentage of completion is correct, clearly documented and that project costing makes sense.
    • Review and approve new vendors or changes to vendors in the accounting system.
    • Research the appropriate accounting treatment for new and different circumstances and document conclusions and recommendations.
    • Determine the appropriate time to relieve job cost and begin depreciation and/or expensing of jobs. Direct the Senior Project Administrator in those steps and coordinate with corresponding accountant.
    • Review bank reconciliations. Maintain and review cash flow and manage bank statements, deposits, and cash, as needed.
    • Work with Project Managers to understand and reforecast anticipated cash flows for development project.
    • Apply appropriate accounting techniques and standard practices when inputting, tracking, analyzing, reconciling, and reporting.
    • Prepare audit schedules and year-end materials related to development projects.
    • Support the development of annual budget and reporting plans.
    • Perform other functions and specials projects as needed.

    What we’re looking for:

    • Bachelor’s Degree in Accounting, Finance, Business or related field
    • Minimum of 5 years of experience in financial/accounting management
    • Strong process and controls knowledge
    • Experience with real estate and development accounting for multiple entities and properties
    • Budgeting and forecasting experience in a job cost environment
    • Must have extensive knowledge of computers, Windows, Microsoft Office (Word, Excel, PowerPoint) and other applicable accounting software. Knowledge of Yardi Voyager a plus
    • CPA is preferred.
