And we’re just getting started!The PF Headquarters Real Estate team is searching for a Real Estate Manager – Southeastern US Region. Ideal candidate will have 3-5 years of experience however we are considering limited experience if combined with a degree in Real Estate Management. About the Role:

    As our Real Estate Manager for the Southeastern US region, you will be directly responsible for assisting franchise groups in your assigned region to meet their development schedules. You will manage and cultivate relationships and work collaboratively with external brokers and real estate specialists to ensure Planet Fitness franchise development success.

    To be successful in this role, you will possess a fundamental understanding of respective markets to complete site sourcing and selection for Planet Fitness retail locations. You will utilize your superior interpersonal skills to ensure all ICSC events, brokerage networks, REITs, and Landlords consider Planet Fitness as the priority for our required space.

    The right candidate will be based out of the Southeast, close to a major airport and will be able to travel extensively throughout the Southeastern Region of the United States.

    Overall, as our Real Estate Manager and reporting to the Director of Real Estate, you will manage and oversee the real estate process from selection to lease execution for franchised locations within your assigned region.

    In this role you will:

    Manage the Real Estate process and resolution of contractual issues and oversee all stages of franchisee approval from site selection, application, and evaluation to contract signing and store opening to for franchised locations within your assigned region.

    Manage the franchise site orientation, site submittal, and lease execution.

    Have a strong understanding of the respective markets; retail trends, patterns, traffic flow, demographics, potential market shifts and retail closures that could become future opportunities.

    Source and qualify site opportunities by analyzing and validating demographic, zoning, cost, and other pertinent market information within a territory to ensure compliance with Planet Fitness’s criteria as well as the quality and potential of the sites.

    Research and identify potential issues and risks associated with each site that could impact the deal, including zoning, variance requirements, restrictions, etc., and communicate recommendations to the internal team.

    Travel to required market areas to visually inspect and evaluate proposed sites, existing stores, and competitors within the trade area.

    Continually keep abreast of market and industry trends, economics, governmental processes, and legal parameters.

    Maintain and execute market development plans for franchise locations.

    Review contracts for accurate representation of agreement, timelines, obligations, easements, entitlements, signage rights, earnest money, and costs.

    Execute weekly “Broker Activity Reports”.

    Manage site inventory for your assigned region.

    Manage and cultivate relationships with external brokers and real estate community.

    Work collaboratively with the Real Estate specialists to ensure pipeline management, LOI, and lease reviews.

    Communicate regularly and effectively with project team, providing routine updates and proactively identify upcoming deadlines that will affect the team.

    About You:

    Bachelor’s degree in Real Estate, Finance, Business, or a related field

    1-5 years’ experience/exposure selecting real estate sites for a national franchise or retail developer

    1-5 years’ experience/exposure working in a Real Estate department, preferably with QSR or Retail Chain

    Must already reside in the Southeast and be able to travel to Planet Fitness locations throughout the Southeastern Region of the US, required

    Ability to travel at least 50% of the time and up to 70% of the time during peak club opening times, required

    Proven experience and progressive track record in handling complex real estate transactions

    Experience working with franchise operations, preferred

    Microsoft Windows and Office proficiency in Word, Excel, Outlook, and PowerPoint

    Strong knowledge of the real estate process, contracts, and other real estate development transactions

    Strong market analysis skills and thorough knowledge of site selection

    Excellent project management skills, including demonstrated talent managing a project, planning and establishing priorities, and working within deadlines and budgets

    Superior interpersonal skills

    Exceptional stage presence and comfort presenting to large groups of people

    Demonstrated ability to troubleshoot problems, resolve conflicts and set direction

    Self-starter with an ownership mindset and demonstrated abilities to make independent decisions and quickly and effectively solve complex problems

    Extremely detail-oriented, efficient, and organized with an exceptional ability to establish priorities and objectives

    Superior organizational and time management skills

    Possess strong oral and written communication skills and a contagious “can do” leadership style to successfully partner with internal and external teams
