    Platinum Dental Services is looking for a qualified individual to manage our properties. Our ideal candidate would most likely be someone with a college degree in business, real estate, and/or finance, but most important to us is an innovative, adaptable and friendly team player who has the skill-set needed to be able to fulfill the duties of this role. The salary listed is a starting pay, and there is bonus potential with this position as well.

    Responsibilities & Duties include:

    Accounting

    • Pay bills, loans, as needed (auto pay)

    • Monthly accounting & financial statements (P&L, Balance Sheet)

    • Maintain / update amortization schedules

    • Calculate CAM expenses, as needed

    • Advise on tax planning, i.e., accelerated depreciation, cost segregation, etc.

    • Schedule profit distributions to owners

    Landlord Maintenance

    • Ensure correct rent payments are paid by all tenants on time

    • Ensure properties are maintained

    • Create / maintain property maintenance schedules (roof replacement, painting,

    etc.)

    • Manage contractors and vendors

    • Point of contact for all tenants

    • Lease & billing

    • Maintenance, vendor needs (plumber, HVAC, locksmith, etc.)

    • Emergency needs (flood, power outage, etc.)

    • Insurance Coverage

    • Ensure proper insurance coverage for all properties

    • Review &; advise on insurance structure, i.e., separate RE policies from PDS

    • File and follow up on insurance claims

    Portfolio Management & Financial Forecasting

    • Reduce vacancies across portfolio

    • Maintain rent rolls (make sure all rents are paid on time)

    • Manage expenses for each property

    • Plan CapEx & maintenance schedules for each property

    • Forecast cash flows

    • Advise on new RE purchases

    • Valuation, lease rates and ROI for subject properties

    • Purchase logistics (due diligence, inspections, deferred maintenance, Title, loan,

    maintenance vendors, etc.)

    • Tax mitigation (cost segregation)

    • Maintain & organize all ownership documentation (title, deed, Operating Agreements,

    entity docs, etc.)
