Tesoro Group is seeking an experienced Porter to join one of our long-term Clients team at (1) of their properties in Fargo, ND (58103). The ideal candidate will have general knowledge in groundskeeping and light maintenance experience, be self-motivated, be able to organize multiple tasks throughout the day and is self-sufficient. This role will be working with 150+ units of affordable housing (section 42/income restricted/tax credit).

Salary: $16-$18/hour DOQ. This role is contract to hire (90 days before conversion).

Schedule: This role will be working Monday – Friday – 9am – 5pm.

Ensures the physical aspects of the property are maintained and standards are met regarding the grounds, amenities and overall curb appeal and provides support to the service team members including cleaning and turning over vacant units.

Job Duties & Responsibilities:

• Inspects the property throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.
• Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas.
• Completes assigned minor and routine service requests as requested by Maintenance Supervisor and/or Property Manager and assists the make-ready specialist in the turn process.
• Changes all locks in accordance with the property’s policy and ensure gates to all pool areas are working according to codes and safety standards.
• Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others - This role is essential for ensuring the community's cleanliness and safety.
• Assisting in the cleaning and turnover of vacant units.
• Ensuring all exterior walks and stairs are free of hazards.
• Maintaining all storage and maintenance shops.
• Transporting trash to disposal areas.
• Replenishing bathroom supplies and replacing light bulbs.
• Maintaining the buildings
• Breezeways to be free from trash and cobwebs
• Sweeping and/or blowing debris
• Replacing light bulbs in common areas and buildings,
• Walking the property monthly,
• Pressure washing the buildings,
• Preparing market ready units,
• Cleaning of all common areas, model units and amenities
• Maintaining of compactor area to be free from debris.
• Other duties as assigned.

Qualifications and Experience:

• A minimum of 1 years’ experience within a porter, caretaker or groundskeeping role – residential multi-family experience is highly preferred.
• Light maintenance experience – lock changing, shoveling, salting, picking up trash, replacing lightbulbs, vacuuming, sweeping, mopping, helping with unit turns and other duties as assigned.
• Reliable and punctual.
• Hospitality set mind-set when working with the residents – customer service, detailed oriented and organizational skills.
• Be able to pass a background check prior to employment.
