Compensation: $54,000–$60,000 base salary + performance bonus up to 25% of base (total potential $67,500–$75,000)
Schedule: Full-time, Monday–Friday with on-call availability for escalations
About the Role
Cortex Property Management is seeking a skilled Portfolio Maintenance Supervisor to lead maintenance operations across multiple residential properties. This position manages maintenance staff, coordinates vendors, develops preventive maintenance programs, and ensures regulatory compliance and cost control.
The ideal candidate combines technical ability with strong organization and leadership, capable of directing daily field work while planning long-term maintenance and capital strategies.
Key Responsibilities
Leadership & Staff Oversight
Supervise maintenance technicians and groundskeepers; manage scheduling, training, and performance.
Establish and maintain safety procedures and quality standards.
Provide hands-on technical guidance on complex maintenance and repair issues.
Operational Management
Oversee daily maintenance workflow, including work orders, preventive schedules, and emergency response.
Manage inventory, tools, and supply ordering; maintain accurate records.
Coordinate unit turns with internal teams and outside contractors.
Review and approve vendor invoices and service reports.
Respond to tenant maintenance escalations and ensure timely resolution.
Strategic & Financial Management
Develop annual maintenance and capital expenditure (CapEx) budgets in coordination with property management.
Track expenses, identify cost-reduction opportunities (trash, recycling, utilities, etc.), and ensure efficient purchasing.
Prepare purchase requests for major repairs, equipment, and materials.
Plan and execute seasonal maintenance projects (boiler startups, HVAC servicing, irrigation, snow equipment readiness).
Compliance & Reporting
Schedule and attend inspections with city, state, insurance, and lending representatives.
Maintain property compliance with building codes and safety standards.
Generate monthly maintenance and cost reports for ownership and property management.
Qualifications
5+ years of property or facility maintenance experience, including 2+ years in a supervisory role.
Strong knowledge of mechanical, electrical, plumbing, and HVAC systems.
Proven ability to manage teams, vendors, and budgets across multiple sites.
Proficiency with maintenance management software and Microsoft Office.
Ability to interpret technical manuals, building codes, and inspection requirements.
Excellent communication, problem-solving, and organizational skills.
Valid driver’s license and reliable transportation required.
Ability to lift up to 50 lbs and work both indoors and outdoors in varying conditions.

Base Salary: $54,000–$60,000
