    A. Perry Homes is seeking a detail-oriented Preconstruction Coordinator to support the planning and budgeting of our luxury custom residential projects. This role works closely with leadership to review architectural plans, coordinate subcontractor bidding, organize project scope and alternates, and assemble client proposals. The position also assists with design-phase budgeting, helping develop preliminary project budgets using historical cost data as homes move through the architectural design process. This is an excellent opportunity for someone with residential construction experience who enjoys working with plans, coordinating with subcontractors, and organizing complex project information into clear, accurate budgets. Responsibilities: The Preconstruction Coordinator will be responsible for coordinating all activities related to determining contractual project pricing with a focus on value, accuracy, and client budgetary expectations. This will include: • Preliminary estimation & establishing client budgetary expectations for projects during pre-construction phases; collaboration with the Vice President of Architecture to support evaluation of design features vs. client budgetary goals. • Preparing & maintaining ongoing project cost data to support preliminary project estimates. • Coordination of the entire competitive project bidding process, including soliciting quotes from subcontractors and vendors, evaluating all quotes for accuracy vs. architectural drawings/specifications and fairness in pricing, feedback loops with bidders in order to clarify or reduce pricing, and determination of best values. • Coordinate subcontractor/vendor negotiation and project value engineering processes as needed to support client budgetary goals and company profit margins. • Preparation & presentation of complete project proposals to the client using our online project management system, following internal review, evaluation, and approval by the Vice Presidents of Architecture, Construction, and Operations, as well as the President. • Follow up with clients on project proposals, including answering questions and providing updated or revised specifications/pricing. All activities as needed in support of executing a construction contract with the client in collaboration with Executive leadership. • Collaborate with the Vice Presidents of Construction and Operations to coordinate, develop, and manage positive relationships with subcontractors and vendors, selection of trade partners for particular projects, and management of construction profit margins. • Lead all construction project purchasing activities, in coordination with field and project management personnel, and in support of project quality, schedule, and profit margin targets. • Other duties as necessary. Qualifications: • Requires critical thinking, analytical skills, and very strong math skills • 3 years of experience in the construction industry - project estimating or construction management is necessary • Understanding of accounting, data and risk analysis, research methodology, and estimation metrics is vital • Exceptional time-management, project management, and communication skills are essential Compensation: $75,000 - $95,000 yearly
