    POSITION OVERVIEW: The Preconstruction Manager is responsible for leading all preconstruction activities from conceptual budgeting through Guaranteed Maximum Price (GMP) development and project turnover. This role partners with owners, architects, engineers, internal teams, and trade partners to manage project scope, budgeting, estimating, constructability reviews, procurement planning, and value engineering to ensure successful project execution.

    MEASURES OF SUCCESS / KEY

    RESPONSIBILITIES

    Lead preconstruction activities from concept through project handoff.

    Collaborate with owners, architects, engineers, and consultants throughout design development.

    Develop conceptual budgets and detailed cost estimates at each design phase.

    Prepare GMP proposals, contract exhibits, and pricing documentation.

    Perform value engineering and recommend cost-saving alternatives.

    Conduct constructability reviews and provide feasibility recommendations.

    Coordinate logistics planning, sequencing, and scheduling strategies.

    Prepare bid packages, trade scopes, and procurement documents.

    Solicit, review, level, and evaluate subcontractor bids.

    Maintain scope sheets, risk logs, contingencies, and project budgets.

    Coordinate project transition to operations and construction teams

    Support business development activities and client presentations.

    Mentor junior preconstruction staff and promote cross-functional collaboration.

    QUALIFICATIONS / IDEAL CANDIDATE ATTRIBUTES

    4+ years of experience in preconstruction, estimating, or commercial construction project management.

    Bachelor's degree in Construction Management, Engineering, or related field preferred.

    Experience developing conceptual budgets, estimates, and GMP proposals.

    Strong knowledge of commercial construction methods and trade practices.

    Ability to interpret construction drawings, specifications, and contract documents.

    Excellent organizational, analytical, and communication skills.

    Ability to manage multiple projects and deadlines.

    Positive, solution-oriented approach with strong attention to detail.
