Role Summary:
We are hiring a capable and experienced Procurement & Project Manager to lead delivery for commercial design-build projects across office interiors, warehousing facilities, and multifamily developments. This role will anchor the end-to-end construction procurement process, including BOQ creation, bid management, and subcontractor onboarding, while also leading on-site execution across multiple trade scopes.
Key Responsibilities:
Review construction drawings, scope briefs, and design intent to prepare trade-wise BOQs
Assist in defining scope splits between GC, trades, and OFOI/OFVI items
Conduct quantity take-offs and coordinate with estimators for budget development
Participate in early-stage design reviews to advise on construction feasibility and cost
Float RFQs/RFPs to vetted local GCs, subcontractors, and suppliers
Lead pre-bid meetings and site visits for bidder alignment
Conduct commercial comparisons, scope qualification, and risk flagging
Negotiate pricing and finalize vendor/trade packages with clarity on deliverables
Issue work orders and purchase orders aligned with agreed timelines and payment terms
Coordinate long-lead item procurement in sync with project critical path
Track delivery schedules and submittals for materials, finishes, and equipment
Ensure compliance with insurance, licensing, and project-specific onboarding requirements
Manage or coordinate with GC and subs for phased execution across site
Conduct weekly site meetings, track progress against Gantt charts, and manage site-level coordination
Flag and resolve execution bottlenecks across trades including civil, interior, MEP, and special systems
Ensure safety compliance, quality control, and documentation management
Own the punch-out process and assist with commissioning/handover documentation

Warehouse and logistics hubs (light industrial buildouts)
Multifamily housing (amenities, lobbies, and back-of-house)
Adaptive reuse and mixed-use developments (where applicable)
Required Qualifications & Skills:
Bachelor's degree in Civil Engineering, Construction Management, Architecture, or related field
5–10 years of project execution and procurement experience in the U.S. commercial construction market
Strong grasp of CSI trade divisions, subcontracting structures, and building systems
Proficiency in construction tools (Procore, Bluebeam, AutoCAD, MS Project, etc.)
Understanding of building code, permit processes, and union/non-union execution models
Strong vendor network and subcontractor management capabilities
Excellent communication, documentation, and conflict-resolution skills
