About the company
Our client is a well-established San Francisco Bay Area general contractor with more than 25 years of experience building complex, architect-designed custom homes. Their projects carry high design standards, exacting detail and difficult site conditions, and are built in close partnership with some of the Bay Area’s most respected architecture firms. The team works on an open-book, cloud-based process and continues to care for homes after handover.
The role
The Project Manager leads high-end custom homes from preconstruction through closeout. You own planning, scheduling, cost, quality, contract administration and safety, and you are the main point of contact for the owner, architect and consultants. This is a role for an experienced, highly qualified PM who has delivered homes at the top of the market and wants to be trusted with them.
What you’ll do
- Set project objectives and plans, and select the project team and subcontractors
- Lead preconstruction budgets and schedules with the Estimator and Superintendent
- Review drawings and specifications early; flag gaps, conflicts, constructability issues and likely sources of disputes or claims
- Level subcontractor proposals, recommend awards, and negotiate subcontracts and purchase orders
- Manage project accounting in Spectrum, including budget, expenses, exposure and risk
- Provide open-book cost reporting to the owner each month
- Build the project schedule with the Superintendent and keep it current through construction
- Coordinate architects, consultants, subcontractors and trades, and resolve conflicts between them
- Manage RFIs, submittals, shop drawings and change orders
- Run owner-architect-contractor meetings and keep clear minutes
- Track procurement and lead times on custom and long-lead items
- Inspect sites regularly for progress, quality and safety
- Review all deliverables before they reach the client
- Manage punch list, warranties and closeout, then hand the home over to the service team
What you bring
- 8+ years of construction project management, with a proven record delivering high-end custom homes
- Experience working with prominent architects and private owners on complex, detail-driven projects
- Bachelor’s degree in construction management or equivalent experience
- Thorough knowledge of construction methods and means, contracts, legal issues and safety standards
- Strong budgeting, cost control and scheduling skills
- Proficiency in MS Project and Excel; Spectrum and Procore experience preferred
- Ability to lead and mentor a team and stay effective under pressure
- Clear, direct communication with owners, architects and trades
- Valid driver’s license and willingness to travel between job sites

Sound judgment, integrity, respect for every person on the project, a team-first approach, honest communication, and real pride in craftsmanship.
