Project Manager
High-end residential construction management • Manhattan
Our client is a high-end residential construction management firm in Manhattan with four decades of building in New York City and its own millwork operation. It is a small, principal-led office that competes on the quality of its work.
The Project Manager will run the interiors portion of a major townhouse project: two townhouses combined into a single double-wide residence, a $30M project overall. A Project Executive supports and guides the PM throughout, so the right person does not need to have already run a job of this size. What matters is a strong command of high-end interiors and the drive to step up.
Key Responsibilities
- Manage the interior scope from buyout through closeout: millwork, stone, finishes, doors and hardware, specialty trades and the MEP finish work that meets them.
- Coordinate closely with the architect and interior designer, keeping design intent, drawings and field conditions aligned.
- Run submittals, shop drawings, samples and RFIs, and drive approvals so long-lead items arrive when the schedule needs them.
- Build and maintain the interiors schedule with the superintendent, and hold trades to it.
- Prepare bid packages, level bids and support buyout with the Project Executive.
- Track the budget, change orders and requisitions for the interior scope.
- Hold the quality bar through punch list, turnover and closeout.
Qualifications
- Project management or associate project management experience with a high-end residential general contractor or construction manager in New York City.
- Current or recent work on a Manhattan townhouse or comparable luxury residential project, with real exposure to the interior phases.
- Working knowledge of millwork, stone and finish trades. An architecture or design background is a plus.
- Experience managing submittals, RFIs, schedules and budgets.
- Familiarity with Procore, Bluebeam and Microsoft Project or similar tools.
Compensation and Benefits
- Base salary of $130,000 to $160,000, depending on experience.
- Medical insurance, with the employee base plan covered in full.
- A 401(k) with a 5% employer match, eligible from the first day.
- 18 days of paid time off covering vacation, sick and personal days, plus ten federal holidays.
