    This position is based out of our Torrance office and requires strong leadership, organizational skills, attention to detail, and demonstrated experience managing hotel, restaurant, and tenant improvement construction projects.

    Responsibilities

    Coordinate project efforts among owners, architects, interior designers, engineers, consultants, subcontractors, suppliers, and internal team members

    Define project scope, deliverables, budget requirements, and execution plans

    Manage projects from preconstruction and turnover through closeout

    Develop, maintain, and manage project budgets and cost forecasts

    Manage day-to-day project schedules and ensure compliance with contractual requirements

    Monitor project costs, schedules, and progress to meet budget and timeline requirements

    Administer owner contracts, subcontracts, purchase orders, and other project agreements

    Manage subcontractor buyout, scope coordination, and contract award processes

    Manage change orders, including entitlement review, pricing, documentation, and approval

    Review and approve owner and subcontractor applications for payment

    Prepare and submit owner billings accurately and on schedule

    Obtain and coordinate required permits, approvals, inspections, and regulatory prerequisites

    Negotiate with subcontractors, suppliers, and vendors

    Select, manage, and maintain subcontractor and supplier relationships

    Identify and implement value engineering and cost-saving opportunities

    Forecast the labor, materials, equipment, and other resources required to complete projects successfully

    Monitor and measure project cost and schedule performance

    Ensure conformance with contracts, construction documents, specifications, and applicable codes

    Review submittals, requests for information, change documentation, and project correspondence

    Issue regular project updates related to cost, schedule, procurement, risks, and overall progress

    Lead owner, architect, contractor, and internal project meetings as required

    Collaborate closely with field supervision to coordinate construction activities, sequencing, logistics, safety, and quality control

    Identify project risks and proactively develop solutions to prevent delays, cost overruns, and disputes

    Manage project closeout, including punch lists, warranties, as-built documents, operation and maintenance manuals, and final completion requirements

    Develop and maintain long-term relationships with clients, architects, interior designers, engineers, subcontractors, suppliers, and vendors

    Ensure all projects meet schedule, budget, quality, safety, and contractual obligations

    Qualifications

    Proven expertise in tenant improvement, hotel and restaurant construction/renovations.

    5–7 years of project management experience with a commercial general contracting firm

    Proven expertise in tenant improvement, hotel, restaurant, and hospitality construction or renovation projects

    Hospitality construction experience required

    BA/BS degree in construction management, engineering, architecture, or a related field preferred

    Proficient in Microsoft Office Suite and Microsoft Project

    Experience with Sage 100 Contractor, Procore, Bluebeam, or similar construction management software is preferred

    Ability to manage multiple projects or complex project phases simultaneously

    Strong subcontractor buyout, contract administration, and negotiation skills

    Excellent organizational skills and attention to detail

    Strong written and verbal English communication skills

    Demonstrated knowledge of construction methods, engineering principles, architectural plans, and building systems

    Ability to develop and manage budgets, schedules, procurement plans, and project cost controls

    High degree of familiarity with owner contracts, subcontracts, purchase orders, and related terms and conditions

    Strong leadership, decision-making, and team management skills

    Ability to work effectively under pressure and manage competing deadlines

    Comfortable reading and interpreting blueprints, drawings, specifications, contracts, and technical documents

    Ability to communicate professionally and effectively with owners, design professionals, subcontractors, field personnel, and company leadership
