Job Description
The Property Tax Manager is responsible for overseeing property tax accounting, compliance, and reporting for Public Storage’s real estate portfolio. This role ensures accurate property tax accruals, timely filings and payments, and strong internal controls, while supporting tax minimization strategies that enhance portfolio performance and shareholder value.
The position partners closely with accounting, finance, operations, IT, and external advisors and plays a key role in monthly close, budgeting, audit support, and process scalability.
Responsibilities
Accounting & Financial Reporting
Prepare and review monthly property tax accruals, journal entries, and account reconciliations
Support monthly, quarterly, and yearend close processes in compliance with GAAP and SOX requirements
Ensure property tax accrual balances and expenses reporting tie to the subledger
Prepare and review monthly property level, jurisdiction level, and portfolio level reporting, trends and variance analyses
Prepare ad hoc analyses to support management reporting, internal and external audits, and strategic initiatives
Partner with accounting, IT and outsourced compliance provider to enhance systems, data integrity, and internal controls
Property Tax & Compliance
Manage outsourced property tax compliance across a multijurisdictional real estate portfolio
Review property tax assessments and bills; support appeals and other tax minimization initiatives
Ensure timely payment of real estate taxes and proper onboarding of new acquisitions and developments
Assess the property tax impact of acquisitions, dispositions, developments, and operational changes
Identify and implement process improvements and best practices across the property tax function
Qualifications
5-7 years’ experience in property tax and real estate accounting
Experience within a public REIT or large real estate organization is a plus.
Strong knowledge of GAAP, SOX, and internal control environments
Handson experience with accrual accounting, monthly close, and account reconciliations
Proficiency with property management and enterprise financial systems such as OneSource, PTMS and SAP
Bachelor’s degree in Accounting, Finance, or related field; CPA/CMI preferred
