Overview
Atlas Rental Property is one of the fastest growing property management companies in the Southeast. We currently manage approximately 2100 rental properties in North and Central Alabama as well as Chattanooga, Tennessee with plans to continue expansion in new and adjacent markets. We are seeking a Property Compliance Field Representative based in Birmingham, Alabama. This individual will be responsible for a combination of field and administrative tasks and should be comfortable working independently with a cyclical workload. Candidates should expect to spend 90% of the work week in-field and no more than 10% in our Birmingham home office
Primary Responsibilities
Posting termination notices for managed properties (one week per month)
The expectation is to have 50+ notices done per day to make sure all notices are posted within a 5-day time frame
When posting a termination notice you will slack the address, Picture of the Notice taped to the front door and picture of the home in the Termination notice slack channel
If you do not have the ability to tape the notice to the door (ex. Dogs/Gate locked) Please call the AR Manager immediately for next steps
If while posting notices you are to notice a lease violation, please document it and after the week of notices you will then go back and post the violation
Conducting vacancy checks (at any time not actively working notice postings)
Vacancy checks that are requested by an attorney are time sensitive and must be done as soon as possible (excluding the week of notices)
When conducting vacancy checks please make sure to knock on door to try and speak with the tenant about when they plan to leave
If you are unable to get a tenant to come to the door, please make sure to take as many pictures as possible inside and outside of home
In the event that no one answers the door and you have to use your key to enter the home make sure to knock and announce yourself 3 times before entering inside the home
You will post these pictures in the Vacancy Check Slack Channel for AR team to determine status.
Posting lease violation notices and required seven day follow up.
You will slack the violation in the Lease Violations Slack Channel and will provide a picture of the violation if applicable
You will also post a picture of the violation notice taped to the front door in the Slack channel with the address
The PMFS coordinator will then add this to the calendar for the 7 day follow up
The Lease Violation follow up will be documented in AppFolio (this will be documented on the Property Calendar within AppFolio)
Making sure that the follow up is done on the 7th day is pertinent to being able to charge a violation fee
Posting non-renewal (of lease) notices when applicable
In the event you need to post a Non-Renewal Notice you will need to get this from the AR Manager
This notice also needs to be taped to the front door and a photo must be taken of that
This photo will need to be posted in the Renewals Slack Channel
Standards This role will follow all standards documented in the Spartan Invest Employee Handbook without exception
This role requires consistent, clear communication with Direct Supervisor in the same manner as existing field roles
Office hours are 8AM to 5PM as a standard
This individual must be at the office everyday by 8AM to collect notices that need to be posted
If notices are available for pickup the prior afternoon, the expectation is that you will be at the first property by 8AM (verified by GPS)
It is not a requirement or a responsibility of the AR Team to have notices ready early for the sake of convenience (for the PCFR) workload will determine priority in this situation
This role requires that a Slack or text be sent to the Direct Supervisor if the PCFR will be late starting work for an reason
This individual is not to linger in the office unless actively working on a task or waiting for a task assignment
This individual is not to be unreachable at any point while in the field unless on break
Role Requirements Service minded with the ability to professionally interact with individuals in a variety of scenarios
Experience in a task-oriented role with experience prioritizing responsibilities and deadlines
Self-motivated and self-directed
Comfortable driving for a significant portion of the day; obeying traffic and safety laws
Ability to bend, shift, walk, reach and stand for long periods
Comfortable being outside in various environmental conditions
Functional knowledge of computers and technology
Experience in a high stress role or one involving negotiation or escalations
Previous military service, experience in law enforcement or security is a plus
Total Compensation The compensation package for this role includes a base salary of $45,500, a quarterly performance bonus after six months in role and a supplemental weekly mileage reimbursement. Annual bonus potential for the role is $7500 and is based on a combination of personal KPIs and company profitability. This role will also qualify for a quarterly vehicle maintenance allowance based on recorded mileage. We offer a comprehensive benefits package with immediate coverage (upon start), paid time off and 9 paid holidays per year. We also offer 401K with employer match and paid parental leave after 1 year of service. This role will become eligible for a company vehicle once travel benchmarks are met, further details will be provided in interview.
