    Property Maintenance Technician

    The role of Maintenance Technician at Palmyra Harbour Condominium Association is to work with management to maintain the property. This involves general cleaning, landscaping and maintenance of common areas and buildings. Work outdoors in a beautiful setting along the river.

    Property Maintenance Technician Job Responsibilities:

    · Conduct daily property drive-throughs to retrieve trash and bulk items, maintaining cleanliness and curb appeal; must possess a valid driver’s license.

    · Report visually observed maintenance issues or safety concerns to management promptly to ensure timely resolution and uphold property standards.

    · Complete assigned service requests and special projects efficiently and within designated timeframes, ensuring high-quality maintenance standards are met.

    · Perform routine gutter cleaning to remove debris, ensure proper drainage, and prevent water damage to buildings and landscaping.

    · Load and unload equipment, tools, and materials into work vehicles as needed to support maintenance tasks and project completion.

    · Maintain a clean, organized, and well-stocked shop facility to ensure tools and supplies are readily accessible for daily maintenance operations.

    · Collaborate effectively with the maintenance team and external contractors to coordinate repairs, share information, and ensure smooth completion of projects.

    · Perform ground-level tree and bush trimming to maintain landscaping appearance, promote healthy plant growth, and ensure safety around walkways and structures.

    · Perform asphalt and concrete patching to repair cracks, potholes, and surface damage, ensuring safe and well-maintained walkways and driveways.

    · Regularly update work orders in AppFolio with detailed notes and relevant images to document progress, communicate issues, and ensure accurate recordkeeping.

    · Perform sidewalk snow removal to maintain safe pedestrian access during winter weather; plowing experience is a plus.

    Property Maintenance Technician Qualifications and Skills:

    · Capable of handling the physical demands of the job, including standing, bending, pulling, pushing, climbing ladders, and lifting up to 50 pounds.

    · Communicate effectively and professionally with management, the board of trustees, contractors, and residents to ensure clear understanding and positive working relationships.

    · Basic electrical and plumbing knowledge is a plus.

    Work Hours and Benefits

    This is a permanent full-time position working Monday-Friday, with allotted PTO.
